In taking a look at the Pocono Market Trends for this year compared to last year we see that the NUMBER OF HOMES SOLD in the Poconos is UP AGAIN FOR APRIL, UP 7%. This is wonderful news! This makes approximately 6 months in a row that the number of homes sold in Pocono Real Estate has been UP!
The NUMBER OF FORECLOSURES SOLD IN THE POCONOS for April of 2013 was 45, which is approximately 31% of the Total Sold for the Month. This number is still higher than we like to see it however it is lower than last month so we will be happy for “baby steps” of improvement as we can get them.
When we take a look at the Pocono Market Trends we see that the AVERAGE SOLD PRICE of the homes sold in the Poconos REMAINED EVEN! This is also wonderful news. Staying even is a whole lot better than having the Average Sold price drop for the month.
To look further at the Pocono Real Estate Market Report for HOMES THAT HAVE SOLD IN APRIL OF 2013 we see that of the 145 homes sold the average list price was $139k and the average sold price was $132k bringing the average sold price per finished square foot to $72.24.
The NUMBER OF HOMES UNDER CONTRACT (Pending) continues to stay strong; the Absorption Rate continues to drop; the Number of Homes available for sale continues to drop; all making it a GREAT MARKET TO SELL YOUR HOME.
