Home Buying Programs - What's New and What really works!

I am interested in hearing from the lending side on what programs you have made available to your clients to help them in the homebuying process?  With interest rates down, a large house supply and lower home prices - what better time than now is for potential buyers to take that leap into homeownership?  Unfortunately, I run across a lot of buyers who do not have enough savings to pay out the downpayment and closing costs.  I am interested in hearing about the programs that work especially in the DC Metropolitan Area that function to help buyers with homeownership.
