A staged home look better than competing homes for sale in your local market. This allow you to sell it faster and at a fair price.
As a Realtor and an ASP ( Accredited Staging Professional) I'd like to seat and explain my clients easy tips to prepare the house and succeed. There are some advantages with Staging, one is being recognized by other realtors - they will show your home more than other homes not staged- staged homes are recognized by Buyers too. Staged homes will look better, brighter and with more curb appeal.
When listing a house I do a free Staging consultation. A list is given in order to stage the property and win. Here is a basic list of staging strategies:
.Clear all coffee tables and end tables just display 2 or 3 small items
. Remove al ashtrays.
.Clear kitchen counters specially too many appliances to create more space. Store them out of sight.
.Remove all magnets, pictures, children's drawings from the refrigerator front.
.Move pet dishes- they interfere with prospective buyers walking around the house
.Store extra books and magazines
.Keep closet doors closed at all the times
.Keep playing soft music during showings
.Big empty backyard? Just set up a table and 4 chairs with plates and glasses.A little BBQ can do the trick too- Add music- A prospective buyer can imagine throwing a big party here!
.Invest in a new bedspread if necessary- Soft colors are better than brighter ones
.In the Laundry room get rid of excess hangers and always remove clothes before showing
.A fresh new bed of silicone and caulking in the shower or tub make them to look neat and clean
.Outside of home is critical too- The curb appeal impression when a buyer drives up is very important - A nice coat of fresh paint to front door and trim wil make the trick. Renew and or trim plants-Remove trash and recycling containers -Remove clutter and old debris
