What is the Difference Between: a Patio Home, Town Home, or Duplex in StoneBridge Village?

FACTS:  Attached homes with one shared wall between units constructed 1996-2002 - owners own land home sits on. (Sometimes called Duplexes in other areas of the US) Approximately 1500 - 3500 sq. ft. They can be 2 bedroom units all on one level or up to 4-5 bedrooms with an upper and lower level.  Some have fireplaces and all have a 2 car garage.  Typically all will have a deck on the rear of the home overlooking the Ozark hills and trees.

DUES:  These home owners pay Property Owner Dues (POA) dues of $119 per month.  (covers road maintenance, swimming pools, tennis courts, and all shared common area maintenance in StoneBridge).  In addition, $96 per month is paid to the POA for landscaping, lawn mowing, sprinklers, watering etc. (All the yards are mowed and landscaping done together at one time) 

The exterior maintenance of the actual townhome (roof, siding etc.) is covered directly by the homeowner as there is no additional Condo Owner's Assn. (COA)

FACTS:  Attached homes with one shared wall between units constructed 2007-2008 (deeded as a condo).  These homes are two levels of 3270 sq. ft. with 4-5 bedrooms and 3 full baths.  All have fireplaces in the lower level and all have 2 car garages.  12 foot ceilings in great room and granite countertops in kitchens.  All have screened decks on the main floor and open decks in the lower level.

DUES:  These home owners pay Property Owner Dues (POA) dues of $119 per month (covers road maintenance, swimming pools, tennis courts, and all shared common area maintenance in StoneBridge).  In addition, $276.00 is paid to the Condo Owners Assn. (COA) which covers exterior maintenance to the property including exterior insurance, landscaping, sprinker's, watering & mowing.

FACTS:  Attached homes with one shared wall between units constructed in 2009.  These homes are one level homes of 2164 sq. ft.  - (owners own land home sits on) 3 bedrooms, 2 full baths.  Granite countertops in kitchens and some sun-rooms.  All have fireplaces in the main level and all have 3 car garages.  Most have open air decking.  New homes currently under construction.

DUES:  These home owners pay Property Owner Dues (POA) dues of $119 per month covers road maintenance, swimming pools, tennis courts, and all shared common area maintenance in StoneBridge).  No additional POA or COA dues.  Homeowner is responsible for all outside maintenance to lawn and exterior of home.
