Ten buyers for every listing that comes on the market in Franklin, Massachusetts?
Maybe the million dollar home doesn’t exactly fit into this scenario but homes priced between $200,000-500,000 definitely do!
This greater Boston area is still experiencing a severe home shortage so well-cared for, well-priced homes are going fast. A quick look at the Multiple Listing Service shows that there are currently only 24 available Franklin homes priced between $200,00-500,000. There have been shortages before but I cannot remember anything like this in my 18 years of real estate.
Sellers whose homes do come on the market can often dictate how long until the closing takes place. Since buyers have minimal choices they have become more flexible in order to obtain a good home. Some sellers opt for 40 days until closing and other request 60 or more days until they move out. Some sellers are trying to find other homes as well so the chain of events can become stunted.
Buyers have been more prepared than ever. They know they have to be ready with a pre-approval and become an informed consumer before starting a home search.
