If you’re interested in buying a foreclosure, they are still pretty plentiful. July 1st 2013 there were 220 Fannie Mae foreclosures in Pima County. They went up to close to 300 and now are back down to 220 today. Of course that’s not counting all that have sold. Beware, the lender is far from your friend. First of all you need to know the true value of the property (some are priced high). You will need a thorough home inspection, and be willing to purchase the property in its “AS IS” condition. Besides the standard 9 page State Contract, the bank will make you sign a 14-16 page addendum which is biased to the bank. Any conflicting items will lean to the addendum, not the contract.
