FSBO wants it all for Free!

My Seller called me to tell me her neighbor two doors down wants to speak to me and gave me her phone number to call. I`m delighted, i figure the FSBO has exhausted all avenues of attempting to sell their home and now need a professional to do the job,right?,wrong!

I call this person, we immediately engage in a wonderful conversation about her beautiful 5bed,3ba,3CG home! I explain what I`ve done with her neighbors listing and the FSBO comments she loves my Flyer's and the fact that she`s seen me take Buyers to her neighbors home.

She asks me this question:"Why don`t you start taking the clients to my house afterwards, so people can see how beautiful my home is in comparison to your Sellers".

I tell her that if we list it, she`ll have her own buyers come into her home and view it for themselves.I begin to explain the commission and the actual value of the home. She interrupts: "Look, I`m not interested in paying you a commission or for that matter, any other Realtor who shows my home, I just want you to show people that my home is OHH so much better and much bigger".

I`m confused, so I begin again. "Why would I show you`re home, to a potential Buyer when you`re not interested in paying some form of commission?" I now want to know what steps, I`ve missed, what just happened, and maybe she didn`t understand me, so I ask her again. "Do you realize that am a Realtor?"

Her reply begins with something like this "Many times Realtors want to PLEEZE their customers, they want whats best for them, MY HOUSE IS BIGGER AND BETTER THAN YOU~RE LISTING, it only makes sense to show them my home and let them decide, besides if anyone buys it they`ll pay you a commission, so you won`t loose anything!!"

 I told her that the Buyers that I bring or for that matter any other Realtor brings her won`t pay us to show them a home!

With that she CURSED ME OUT, TOLD ME THAT I~M NOT PAYING ATTENTION TO HER AND HUNG UP! I won`t tell you what I did next but, my hands shook with rage!

I went for the vodka, and closed my eyes,counted to 10! and blew it off~...

Maybe you should have told her that you`d pay her if a Buyer buys her BIG HOUSE! She probably would have let you list it!

There is a way to make lemonade out of this lemon.

If you have a buyer agency agreement with any buyers you show Mrs. Sourpuss's house they you can include your fee in their offer to purchase (assuming they agree with her that her's is "bigger, nicer", etc.,etc.)

A buyer agency agreement is essentially a listing contract for the buyer so they can't go around you and buy nor can Mrs. Sourpuss contact them to buy it without you.

Some people just don't get it.  Stay in touch with her, in a couple years you may get the listing and sell it.  I know a couple that has been trying by owner for 5 years.

I am sure with her attitude buyers will want to flock to her house and work with her.  After all she does seem like an easy-going, sensible and understanding person LOL.

Frustrating as this kind of thing is, I always try to ask what they do for a living and then turn it around and use that as an analogy.  For example, if the guy is a painter, I might say, "so, someone calls you in to have you paint their home.  They know and have admired your work.  You discuss the colors and treatments they want and you tell them how long it should take.  You then tell them what it will cost, when they say, horrified, I'm not going to pay you to paint my home.  I want you to do it for nothing, but you can show it off so people will see what a good job you do."  Now Mr. & Mrs. seller how would you feel about it.

I have had the same kind of people try to do the same type of thing to me, Erika..... Ignorance is just that..... nothing to be afraid of unless the one who has it is you..... :-D

BTW I added you as an associate I will send referrals to, lady....

I bet the vodka went down smoothly, hmmm?;-)

With someone like this, you know they are in the Driver Personality group. Show them YOUR benefits and how each benefit makes sense. Explain that if you were a buyers agent, the buyer is your client and that she, the seller, is a customer. Your obligation is to get the lowest possible price for the client. Tell her that she would be in the worse position to sell her house marketing wise, negotiating wise and emotionally cause she would be upset with all the low ball offers.

Sounds like this FSBO should be someone else's problem.

People who act and behave this should be referred to our competition!

"Mrs. FSBO, I know an agent who specializes in folks just like you. May I have him contact you?"

Show up at her house around six o' clock tomorrow night, walk right in, pour yourself a cocktail and join her family for dinner.  Muddy her carpets, dirty her dishes, and swim  naked in her pool with your friends.  Oh...that would be rude to do?

FSBO's are the equivalent of a bad dinner guest ...NO CLASS.

Don't sweat it!  there are more where that came from
