Neptune Beach is the smallest of our oceanside communities, so their numbers are always smaller.
This shows longer days on market for this year over last year, and an increase in homes sold year over year (and a 166% increase at that, but it’s skewed because the numbers are so small), an increase of 4% year over year in high end sold prices, and a very nice decrease on the lowest days on market too.
This is different from both Atlantic & Jacksonville Beach - they showed decreases of homes sold year over year, and increases in days on market, as well as not as much upward movement on the price spectrum.
If you are a buyer in today's market, the lower number of homes for sale means you MUST have a pre approval letter to submit with your offer. You should also be prepared to offer close to list price if not at list price (of course, this depends on property condition and location). Some of the lower priced properties are selling for more than list price in our current market.
If you are a seller in today's market, you should be prepared to have your house SHINE for pictures, be 100% prepared for showings the first few days on market, and have your next destination secured to ensure a smooth closing.
