Romaine Village is a manufactured home subdivision on the South side with large lots and all utilities. Home sites are approximately one half acre. This subdivision is built out. With Bend's current market the current price manufactured home and lot is around $200k more or less. This is approximately what the lot would be worth.

I have my eye on a property in Romaine Village to use as my residence and perhaps in the future as income property. Not only do I not have experience living in or buying a manufactured home but I have some trepidation about RV's CC&R's stipulating that it is exclusively for mobile homes. According to the manager of the HOA there, the residents feel that this will keep the frame developers from coming in and sub-dividing the lots and making the place more crowded. So I'm wondering what the trade-off is in terms of overall appreciation of this area. Am I better off buying here and having a bigger lot but risking the lower rate of appreciation? Would you invest here? Any insight would be appreciated. Thanks, Jess
