We know this West Lafayette Capilano By The Lake market very well as we had half of the 4 bedroom homes for sale listings that sold in 2014 in this subdivision:  just minutes to Purdue University, the Purdue Research Park, and Klondike Elementary and Middle Schools.  We also call this home as we love the large lots that average over an acre and the mature trees and the neighbors are friendly.

Comparing the increased sales price is a little misleading to the previous year in 2013 as one of the sales was a very dated home that was vastly overpriced and sat on the market 444 days as it needed a lot of work.  This home sale hurt the 2013 average sale price and was misleading in price per square feet as a good portion of the basement was actually finished but not counted in the MLS.
