Last Sunday I received a call from a Jim Vadas, Managing Broker/Owner of Commercial-Investors-Brokers, LLC,  licensed in Indiana and Illinois. He said his friends were on a mission and could I help them find a home this week. They hoped to be moved to Sterling Heights Michigan by mid September. Doyll was to be Pastor at a Church in Utica and started then.

Jim expalianed that he had found me on the net he was looking for an ABR and someone who would match his friends. Looking at my on line resume - he thought maybe I would be able to help. It was what was in the on line resume that made him call me.

I called Doyll and Lorolie. Monday we went over several homes they found on the net and several more I found for them over the phone. I explained that if they didn't mind, the first day out they should cruise the neighborhoods they wanted to live in and drive by all the homes (19 ) on our list. I asked them to narrow the list to 4 or 5 for Tuesday showings. They narrowed it to "9". I reminded them as their agent, it was my job to get them a house that they could move into on or near closing. That narrowed the list to three.

I made tha apointments and we met along the way. I offered to drive this trip so I could keep us on trach and possibly take a few shortccuts if needed.

First house was not it. So I tried to keep them focussed explaining that if we couldn't find anything better, we could come back and see what we would do to make this home work.

The 2nd home was it. I could see it in their eyes. I let them spend time talking to owner on "why they liked living there." They palced their stuff and with the seller's permission they took lots of pics. After 45 minutes, we hopped on to the 3rd home.

They loved this one, too. So I asked them how much space do they need. How close to the Church did they hope to be. After some thought they said. We don't need this much room. We will be to busy to keep it up. The other home is only a mile from the Church. We agreed the other one was the right choice. Called the loan officer, Gary Westrick, and arranged to meet him Wednesday with me in tow.

 I called the listing agent , Tom Desmone, and explained the showing and conversations with the sellers. Transaction was written, faxed to LA who promptly presented and negotiated our offer. Thinking ahead, We had set up for the property inspection to be Friday so Tom could also pass that info along to the seller.

Saturday 7:30 am the buyers and I met for breakfast, went back to my office to bottom line the PA and find out more about how to make the memories for the week.

So get the word out about you in a link on the web. Make use of the Degignations you get and get all that you may need. Listen to what your client's needs are and communicate as often as possible with the cooperating agent to make the transaction run smooth and quickly.
