My Handyman Installed the Water Heater...No Kidding!

By
Home Inspector with Foundation-2-Rooftop, Inc.

This was a recent home inspection on a modular home in South Bend, Nebraska.  The Seller hired a handyman to install a new water heater.  He screwed up on 3 items that ended up being 2 explosion hazards and 1 carbon monoxide hazard.  Can you see what's missing?  The answer is below the picture:Licensed Plumber vs Handyman

The drafthood is missing.  This can lead to the flue gases not drafting properly and potentially backing up into the home...aka carbon monoxide poisoning.

He installed a 1/2" copper Temperature & Pressure relief valve drain line when it's required to be a minimum 3/4" piping.  If the water heater ever needed to release pressure buildup, this restricted line could lead to an explosion.

The house was on propane gas.  This water heater had no conversion sticker on it.  Myself & the Seller weren't sure the water heater had been properly converted to propane.

Moral of this story, if you need plumbing work done, hire a LICENSED PLUMBER...not a handyman.  Just because he could install it didn't mean he could install it right!

No draft hood.. Lucky they didnt have a fire! The draft hood also cools the hot ehaust air.  Must have been expensive to run huh?   Kinda scary!

Greg - You really do have to be careful when hiring handymen. There are lots of things they can do, but it doesn't mean that they can do them according to code.

Greg Wayman And this is why we always recommend a licensed home inspector to every buyer we represent. Good Post!
