On the island of Kauai the number of condos sold last month rose steeply,
climbing 24% with 31 condo units closing escrow. That compares to 25 units sold in December 2014.
The median price of a condo sold on Kauai in December 2015 fell slightly, 1.5% to a median price of $379,000 compared to $385,000 in 2014. Because the island's market in any month may represent a small number of sales and units are at vastly different prices month to month comparisons of prices are less reliable as indicators than year to year comparisons.
For all of 2015 the median price of a condo on Kauai was $370,000 which was 7% higher than the median price in 2014 which was $345,500. The number of condos sold in all of 2015 totaled 361 units. That is 10% higher than the 328 units that were sold in 2014.
Looking ahead to 2016 the increase in pending sales for condominiums in December 2015 may result in very strong condo sales volume over the several months. the condo market on Kauai has been strong for several years and that upward trend is expected to continue.
The condo market on Kauai is currently very good. It is not considered by experts to be over-priced so it remains an good market for both buyers and sellers.
