So you and wifey bought your first brand new home! Some people do not get Home Inspections on new construction because it's "new", and it was constructed by "the builder"... everything is perfect! Well, I think we all know that's not true, but you do get a one year warranty for defects and craftsmanship issues. In this couples case, they did not get a Home Inspection because the "builder" convinced them it wasn't needed. They did have some issues during that first year and had the "builder" back out to correct them. The usual One Year Warranty was coming to an end and they wanted to be sure everything was in good working order before the warranty expired and they were thrown out into the cold.
Every new home owner should do this!!! I do a lot of them. Lots of the time there is nothing, but things do happen that the homeowner does not realize and that period slips by and you're letting the builder off the hook for even the little things. In this case, there was a shingle ridge cap tab that was glued on that had slid off of the ridge, exposing the nail heads underneath. This could develop into something big. Best to have it taken care of!
Also, I noticed a few places on the corners of the stuccoed exterior walls where the stucco guy didn't make the corners tight. The metal lath is exposed, I could see right in there. Surely water will run behind it and get trapped between the backside of the stucco and the moisture barrier. Not good! Should have been caught before taking ownership but, they did not have an inspection when they bought it. Need I say more?
So, tightening these little things up can insure that there will be no problems for even a longer time than one might expect when purchasing a new home. They give you a one year warranty for a reason. There may be as many as 100 people that worked on your new home during the construction process! Crews of sub-contractors are crawling all over doing this and that. Coordinating all this activity can be cumbersome for a construction superintendant, especially a lazy one, and yours is not the only house under construction he has to attend to. So stuff will get missed, and stuff will not get done properly. It may not rear it's ugly head till after that one year warranty expires.... do yourself a favor and have it inspected before that period ends and you are on your own to repair something that wasn't done right in the first place. You paid big money to build that dream and you want it to last and give you years and years of trouble free living. The "builder" will be happy to let this period end without having to make repairs!
