If you are renting right now and would like to know if it is better to own than to rent , you should sit down with a lender and figure out what amount you will qualify for . Once you know your monthly housing payments , you can compare it with the rent you are paying and decide whether you should buy or continue to rent.
Please know that there are maintenance expenses when you own a house .
You accountant will figure out the tax savings . You will then know the net cost of owning.
I recently sold a condo in Warminster. The buyers were paying over $1000 per month in rent. Now their payments are less than $1000 . This does not take into consideration the tax savings .
Two years ago I was contacted by a couple who were relocating. They said they would be in this area for 5 years and wanted to know what $300,000 would buy and also looked at homes that rented for $2000./.
One of them was looking at the worst case and the other was an optimist. I showed them the statistics and they decided based on statistics.
I showed them homes for several days . I said I cannot guarantee prices will go up in 5 years . I showed prices in the development for last 10 years and how they had once declined but had increased again.
We assumed the rents would not increase in 5 years so they knew how much they would pay in rents. Ofcourse they knew that rents will increase. They did the calculations and decided to buy.
They said that if prices do not go up in 5 years they will rent it out.
They did the right thing because prices have increased in the area.
This is an example of naysayer changing the mind.
