Everyone is partial to their favorite Real Estate Agent. They may have purchased or sold a home with them and the experience was memorable for one reason or another. However, if you are new to the Real Estate world and buying or selling your first home, here are some things to look for in a spectacular agent!

You want to pick the right person. There are all different "breeds" of agents out there. There is always someone that will fit your needs and your personality better than others. This is why it is important to ask them a few questions before committing to a business relationship and just always remember that selling your home is extremely important and you want to make sure and have the right person for the job. 

The majority of agents out there will do the 3 P's. These 3 P's, anyone can do.

1. Put a sign in the yard.

2. Put your home in the MLS

3. Pray it sells

 

While these 3 items are necessary to sell any home, you want someone that will go that extra mile to get your home SOLD!

Prospect

You want to make sure that your listing agent is not just hoping that someone else drives by and sees it, they will actively prospect the neighborhood and their client database to find you a buyer for your home. When listings your home, other than you, the listing agent should be an expert on what your home has to offer. Who better than to try and sell it for you? Our philosophy is, you are paying them so you should expect them to work.

 

Price Watch

Your listing agent should be an expert in the market and specifically, your market. A home that is priced correctly will take the market by storm and sell quickly! A home priced too high will sit on the market. A home priced too low will lose you money. But a home priced exactly right will create an auction effect. In this market, there are more buyers than sellers. Therefore, if your home is priced correctly for what the market allows, there could be several buyers that would like to opportunity to bid for it and they will! This will create an environment where you could possibly get over asking price for your home.

 

Proactively Market

There are many different avenues to market a "new-to-the-market" home. Several ways are open houses, mailers, social media, broker's opens, etc. Getting your home in front of people is key! In today's technological age, it is easy and buyers are at your fingertips. 

 

Using Their Brokerage to Their Advantage

Now we are partial to Keller Williams...and for good reason. This is because Keller Williams is considered one large team! Many other brokerages are built on an "every man for themselves" philosophy. Agents compete against one another for "Agent of the Year". However, at Keller Williams, all agents have an invested interest in the company and are considered stakeholders. This creates a team mentality among agents. We all work toward one common goal...to get your home SOLD!

 

Make sure that the person you hire is working for you and your best interest, which is to get your home sold for a good price and in the quickest amount of time possible.
