1. Buying a new Car.

I am sure there are many stories that can be told on this one particular topic. I had a nice couple that I was working with looking for their next home. We had already gone through the process of having them pre-approved with the lender and  we knew what their budget would be. We found them a great house, home Inspection were done all was a go.  Then they decided it was time to buy a new car. This is the part that needs to be explained to the buyers. They should not be making any big purchases while going through the process of buying a home. Of course this effects their debt to income ratio which effects how much the lender will loan.

 

2. Making a low Offer.

I have also worked with buyers that want to get a bargain, therefore they make low offers. If a property comes on the market and is a good value, you need to anticipate that you will not be the only one putting a bid in on this property. This can be very disappointing if your buyer really loves the home and looses it based on an unrealistic offer. 

3. Looking at too many homes.

Often it can become very confusing if too many homes are looked at. This is why we provide a buyer consultation so we can narrow down what properties will be a match. We deal with many out of town buyers looking for seasonal homes once we can determine the lifestyle the buyer is looking for and the budget we can then determine which communities may work for them. 

 

4. Listening to friends and family.

Friends and family often think they are helping by giving advise on buying a home. They may have bought a home themselves recently or maybe 20 years ago. 5. Skipping the Home Inspection. 

It is very important to have a home inspection done on one of the biggest investments you will probably make in your life. Even if the home is new construction we want to make sure that all is working properly. The purpose of the home inspection is to identify major or minor repairs. Also the home inspector will give you tips on maintenance.This will help you keep your new home in good shape.

Sage advice Andy - these surely rank high on the list!!  I'd add discuss any monetary gifts with you lender early on in the process. Even additive surprises cause isuses/delays.

#6 Don't borrow the un-financed difference in the purchase price from your parents within a day or two of closing.

So true Andy. I'll add one more -- I had a buyer that, only days away from closing, paid off a credit card then cancelled the account. Messed up everything and they lost the house.
