Social media has given us a direct channel to consumers. As a real estate agent, the majority of your leads are on Facebook and it's not enough to simply post once a week and hope for the best. Social media is based on engagement and when it comes down to it, likability. Just like your life outside of social media, if you don't really like someone, you aren't going to go out of your way to interact with them. Be that person online that you would like to talk to! 

There are several ways you can help accomplish this:

1. Engage with your followers

Avoid only having one-way conversations. In order to get your leads to know you, they need to interact with you. If you have an opinion on something they are sharing, or simply like their post, you are building the framework for your relationship. 

2. Host a contest

Everyone loves the chance to win something. Come up with a fun contest and purchase a gift card or a sports ticket as the award for the winner. Caption contests are popular and fun, but be creative and come up with anything that you think people would like and participate in. 

3. Offer value

Branding yourself as the local real estate expert should be one of your main goals when it comes to building your online presence. One surefire way to do this is to offer value online. You can do this by posting upcoming community events, local school reports and other relevant information in your specific area.  

4. Avoid negativity

No matter what the day brings, keep negativity off of your Facebook business page. Negativity can be a real turn off when looking for someone to help you buy your dream home or sell your much-loved home. Buyers and sellers are both in emotional and pivotal moments of their life, they need to feel assured that you are reliable and will help them from start to finish. 

5. Use CTAs

Your followers can't read minds, when you want them to take action don't be afraid to ask them to do it. If you need more eyes on your blog posts, ask followers to subscribe! If you are running a content, tell them exactly where to go to be entered. 

6. Be natural 

If you sound like a brand/business, no one is going to want to work with you - plain and simple. Be personable and relatable. In the long run, this will definitely increase your likability factor. 

7. Share photos and videos 

Photos and videos are shared the most on Facebook. People love visual content! The good news is that real estate industry is incredibly visual, so this makes Facebook the ideal platform for showcasing listings and useful home owner information, like gardening tips or DIY repairs. 

By keeping a few of these tips in mind, you can start creating more powerful and lasting relationships with your leads on Facebook.
