If it's one thing I miss about the old Seller's market is the readiness of the Sellers to sell and move! It seems like the last couple of listings I've picked up the Sellers are good with wanting to sell, sort of, but not really quite ready to actually move!
One Seller is on board with the fact that it might take awhile to sell his house and that it needs to be priced well. The paradox is that if the house is priced weill it's likely to sell which means someone else will want to move in!
I got a call from a Buyer's agent today saying they're buyer likes the house, will be writing an offer but wants to move in within 30 days because her client's home is under contract and will be going to settlement, etc. and so on. Well, in addition to lots of information any good Buyer's agent should probably keep to themselves, the fact is that my Sellers are ready to move quite yet. (I do, in fact, have "Seller's may need a rent back depending on settlement date" in the listing descritpion for both the public and Realtor community to see).
I kind of wish they would move. But, a deal is a deal and it is their house, after all, so we'll bide our time for the right offer with the combination of the right financial terms combined with the right settlement date.
I picked up a listing with another couple who moved into their house 28 years ago. It was their first home! Now that are retireing to Georgia (in fact, this couple was a CRS referral from the Peach State). So this is their first time selling a home (after 28 years!). Needless to say, they're not quite ready to move. They're still floor to ceiling boxes and things from 28 years of accumulating stuff. They're still working through some of the details of buying their next home in Georgia. It's kind of a mess. But they're nice people who just haven't sold or bought a place in almost three decades. It'll take a little while but they'll move. Just not right this second.
I guess I should count my blesing, though. Both sets of clients really do want to sell. It sure beats the people who tell me "I really don't have to sell." or "I really not in a big hurry. If it sells ay [insert high price here], it sells."
