Hi Dean!

Thanks, thanks for stopping by.  Yes, I always encourage my sellers to check and double check all of the repairs since it's my experience that any repairs and neutralizing of the property looms as overwhelming to the buyer. From about $900,000 up it doesn't seem to matter to the Buyers what needs to be re-carpeted or repainted. But I've also seen Million$+ homes languish because of the red carpets or distinctive wall paper.  I would always encourage the Buyers to do their own inspections just from a risk reduction standpoint.  Most home inspections are between $400 and $600 in this area, a small price to pay to help keep from opening the agreement up to further negotiations.
