5 Mistakes to Avoid When Selling Your House

By
Real Estate Agent with House Stories

If you are considering selling your home, chances are you will be looking for top dollar out of the deal. While there are many things one can do to help the sale process, there are also a handful of things you will want to avoid as well.  Here are 5 mistakes you will want to steer clear of when selling your home.

Mistake # 1: Letting Your Emotions Run The Show

The biggest mistake you can make is to let your emotions get in the way of good judgment when it comes to selling your dream home. The moment that you begin losing sight of practicality and reason because of an attachment to an item or a memory, it will be time to re-evaluate your strategy so as not to miss out on opportunities that might come. It's okay if you are sad about leaving a place behind, but don't lose sight of your ultimate goal, selling your property.

Mistake #2: Not Listing With An Experienced Sales Agent

While there are a lot of real estate agents out there, not all of them have the experience you need to help sell your home fast. If you want to sell quickly and sell from an open house and move on with life, it's wise to find a professional agent who knows what they're doing at each step. It doesn't make sense to go in unprepared or without knowing the basics. This will just waste time and money and could cause a lot of undue stress if there are any bumps along the way.

Mistake # 3: Not Being Prepared To Walk Away

When an offer comes in, don't feel obligated to answer right away. You may be inclined to simply accept because time is valuable for everyone involved, however, the truth is that you may be able to do a lot more if you just walk away. You never know what kind of offer can come in after the first one and with a little patience, you might be able to get a much more lucrative deal from someone else. Take your time and don't feel obligated to take the first offer that comes along.

Mistake # 4: Not Staging Your Home Properly

Now, this seems like something that would be a no-brainer, right? However, it's easy to overlook the small details when it comes to selling your home or selling your commercial property because you've seen them every day for years. But potential buyers won't have any associations with these items and they will not appreciate them as much as you do. They might even see the things we take for granted as negatives or flaws instead of assets! This is where a professional sales agent can help out. They are trained to spot common problems (such as clutter, dirty carpets, toys in bedrooms, messed up balcony) and offer solutions on how to fix these things so you get top dollar without having to do too much yourself. Just because it works for you doesn't mean it will work for someone else. You may be convinced that you love the way a cluttered room looks, but most people will see it as messy and want to avoid dealing with it. Staging your home properly can help sell it faster by making all of these little details work for you and not against you.

Mistake #5: Overpricing Your Home When You First List It

One common mistake (especially for those who don't have professional help at hand) is overpricing your home when you first list it. Some people automatically assume that if their home goes on the market, then they should set a price that is way higher than what they'll settle for later. While this might work in some cases, it's not usually something that ends well. You could end up getting more viewings but fewer offers as opposed to going with an open-ended listing where you can discuss options with buyers and decide on a price that works for everyone.

Selling your home can be a lot of work, but it doesn't have to feel overwhelming. You might not know where to start or how much you should list for and this is why you have some common questions about selling your home so you may think hiring an experienced professional real estate agent is the best way to go. They'll walk you through all the steps in order while taking care of as many details as possible so that everything goes smoothly from beginning to end without any surprises popping up along the way.

Mistake #1 is very important to take note of.  Emotions can drive every part of the sale process and many bad decisions can be made because of emotions running high.

Good morning Aaron. Emotions can overcome logic if not held in check. The rest are easier. Enjoy your day.
