Here we take a close look at some of the most influential Dubai property developers based on their reputation, size, and overall contribution to Dubai becoming the city it is today.
Emaar Properties
A publicly listed company with a market cap of over 10 billion US dollars there is no denying Emaar’s place as one of Dubai’s largest and most influential developers. Established in 1997 it’s a company responsible for many iconic buildings including the Burj Khalifa, the Burj Al Arab, and the Dubai Mall, the world's largest mall.
Outside of record breaking and world-famous projects, Emaar is just as well-known known for its skill and expertise in developing fully integrated master communities. Communities that have the attributes of small towns and offer the very best lifestyle amenities possible. Some of the company’s better-known projects include Arabian Ranches I and II, Emirates Living, Emaar Beachfront, and of course Downtown Dubai.
Alongside its core real estate development business, over the years Emaar has also established several subsidiaries and joint ventures. These cover various sectors and include hospitality, retail, and entertainment. Some of its larger and better-known subsidiaries include Emaar Hospitality Group and Emaar Malls. Nakheel Properties
Another developer that quickly comes to mind when thinking about significant Dubai Property developers is Nakheel.
A government-owned real estate developer Nakheel was first established in the year 2000 and has since grown to be one of the city’s biggest and most influential master developers. A developer of both commercial and residential real estate Nakheel Properties is best known for being the developer behind the world-renowned Palm Jumeirah which is also the world’s largest man island.
Outside of the Palm Jumeirah, Nakheel has also developed a number of other residential, commercial, and leisure properties in and around Dubai. Some of its better-known residential projects include Jumeirah Islands, Jumeirah Lake Towers, and Al Fujairah. All of these master communities include a host of amenities and entertainment spaces for the residents to enjoy.

No list of top property developers would be complete without it mentioning Dubai Properties. A government owned company Dubai Properties was established in 2002 and forms part of Dubai Holding, one of Dubai’s largest holding companies.
DP has a diverse portfolio of properties, ranging from residential and commercial properties to numerous retail and leisure developments. Over the years the company has delivered a number of iconic and memorable projects across the city of Dubai. One of its best-known projects is the Jumeirah Beach Residence which is located adjacent to the popular Dubai Marina. A waterfront community, JBR offers a range of residential options including both apartments and penthouses along with a beachside promenade thriving with shopping and dining options. From the day of its completion to today, JBR remains a major tourist destination and the city’s first beachside development of its kind.
Another notable albeit it a little more understated project developed by Dubai Properties is the Mudon community. A fully integrated family oriented community Mudon features a vast range of villas and townhouse options set amidst green open landscapes and family-friendly amenities. In addition, the Mudon community also offers a comprehensive retail centre along with a medical clinic and various educational institutions nearby.
In conjunction with its real estate development business, DP also operates a property management and leasing division. It manages several properties in Dubai and provides a range of services to its residential and commercial tenants. In addition, DP is also involved in several joint ventures and partnerships with other leading companies. These mostly operate in the real estate industry within Dubai as well as the greater MENA region.
Considering it's size and scale of its projects it’s no surprise DP has won numerous awards and accolades for its developments and contributions to the growth of Dubai. The company has been named the 'Best Real Estate Company’ and 'Best Residential Development Company' on numerous occasions since its inception.
There is no denying the impact and contribution all three developers mentioned here have had on helping Dubai become the mega city it is today. From residential real estate to leisure and retail attractions the mark these developers have left can be seen everywhere. With that said it’s worth noting that Dubai is home to a vast number of smaller developers who as a collective have also had a major contribution to the city's development.
