THATS A DEAL--WE NEED TO PUT IN AN OFFER

Yes, that's what the buyer said.  It took me over 9 months to get this buyer to visit Lake Tahoe.  He is always traveling on business, riding a bike race somewhere in the country. I've called him and received calls over the months from cab rides, bike races, airport terminals, between business meetings.  Finally he committed to traveling to Lake Tahoe-----in a month.  Well, he showed as scheduled by private airplane no less.  I had thought he was flying commercial, but came with two buddies in a plane owned by one of the guys.

We had three properties to view.  One was not acceptable.  The other two were good choices.  One in particular, offered at $1,365,000 seemed to be the first choice.  Away they went, with "I'll get back to you on Tuesday or Wednesday."  And he did, but not yet willing to write an offer.  Over the next 3 weeks we talked several times about what price to offer, comps, did he want to come back and see it again, what else do you need to know to write an offer?

Nothing...  The listing agent called to let me know the price had been reduced to $1,295,000.  I emailed and called the buyer.  The email came back 10 days ago from the buyer, "lets write an offer for $1,000,000."   I had already gone through all the details with the buyer so it was pretty straight forward.

This home had been listed in January 08 for $1,465,000.  Three months later lowered by $100,000 and now lowered again by $70,000.  So the thought of the buyer is there is something motivating this seller so lets try the $1,000,000 and see what happens.

I wrote the offer, emailed it as agreed, followed up to make sure it was received.  Well, now its been 9 days and the buyer has fallen from the universe.  I've emailed and called almost everyday.  I skipped this weekend including Monday but today, back at it.  I have not heard from the buyer.  No returned calls, no emails.....nothing. 

I've been in the profession for many years, I own the RE company so I know all the drills.  I've heard the stories from others.  But it never ceases to amaze me how people just fail to understand our business.  If the buyer doesn't want to buy, then just tell me that.  This buyer is well educated, holds a directors position with a very large company, and has the ability to buy, without a blink  I've done that part of the homework.  I am not upset.  Just ask to be consider and treated as a professional, just like a doctor or lawyer, truck driver, or anybody.  Respect is all I ask.  Respect for me as a professional, as a person.
