A lake view can be worth ...

Interesting how one thinks of views and the importance of it.  Recently the local newspaper wrote an article.  Panoramic view, lake view, filtered lake view, and peak of the lake - all different words for a sliver or an eyeful of Lake Tahoe they said.  It can make a significant difference in the final price, so say my peers.

Some say a panoramic lake view could be worth $300,000 to $500,000.  A view of blue makes such a difference because it's a major attraction for property buyers in the Tahoe Basin.

The lake is what brings people here.  Most people want that lake view.  Some want a golf course view, others simply want to be in the mountains.  For some views, one needs a harness and safety ropes to see, and the sun needs to be in just the right place for the reflection which might not be bigger than a thumbnail.

They come in looking for a lakefront and after hearing the price, they settle somewhere where they can be comfortable.

I find it true when one says, a lake view is of consideration and is almost as important as elevation, convenience to amenities.  Buyers start sorting out what else they want in a home.  It is incorrect to say,"People who have lived here realize they want a lower elevation home. They go through the process of finding a home. They might settle for an average view with a newer home for example."  Just not true.  I speak as an example.  We want the view.  It can only be obtained by being on the water front, or being up higher in elevation.

A lake view's value can also change due to the angle the home is situated, and how high in elevation it is located, all local Realtors agree.

In the end, a lake view can be the deciding factor for some buyers.  With two houses being equal if they can afford it they'll go for the better view if it doesn't pass their threshold of comfort.  I don't buy that either.  I do say lake views can be from $50,000 to well past the $500,000 price.  It is dependent on the condo or home.  It is more accurate to put the lake view into percentages.  A panoramic lake view can be 25% or even 30% of the value of the property.  But it can also be as little as 10% for that thumbnail view.  It was a good article though and points out the mindset of buyers.  In the end, it is very personal decision to have one or not.  I have represented both regularly.  They can be passionate for it or not.
