So, you get a call from Mrs. Buyer and they are ready to start looking for the home of their dreams. They have gone to a Loan Officer in town and are pre-qualified for $250,000. It just so happens that they have been looking online and found MLS #1011501 and have fallen in love. They are parked right in front of the house and want to see it now!
You have just enough time to get online and print out the Agents version of the property, call the Listing Agent or Appointment desk, get a clear to show and meet them at the residence. You aren't prepared but they know what they like and you are going to have to just wing it.
Does this sound like something that has happened to you? You show the house, not knowing one thing about it and every answer to their question is, I don't know? It makes you look like you don't know what you are talking about and it only frustrates the buyers even more.
What do you do? Well, you should have been able to get some information from the Listing agent when you called to schedule your, on the spur of the moment, showing, unless you had to call the Appointment desk and talk to someone who just schedules showings. I suggest that when you meet with your buyers, in their hurried state, you explain that you have had no time to get any information on the home BUT you were able to schedule the appointment for them to view it now. If they like what they see, any questions they may have, you will write down and get the answers when you can call the Listing Agent back. You will also get the Tennessee property disclosure for them to look at. That should answer any questions pertaining to the structure and property.
It is so much better to be in control of the situation and not be a spur of the moment showing. Sometimes though, you will have the clients who want to be in control and have no organizational direction. That would need to be addressed at the very beginning when you meet your customer.
