Suppose you are going to list your home.. How do you make a knowlegdable decision  of which realtor  to hire...

Here's the scenario...you just interviewed 3 local realtors in town...  They each came to your home, gave you a market analysis of your property and presented  their excellent credentials and  qualifications. You seen to have a good rapport with all of them... How do you choose the best realtor?

Its easy- put their names in a hat and pick one...

Just kidding...    Research shows that best  choosing a realtor that has the most internet presence will sell your home faster...  How can you verify if a certain realtor  is technological advanced?    Google their name or even the town you live in and see if their website appears on the first few pages   Since 85% of the buyers begin their search on the internet,  there should be a requirement that your agent needs to be internet savvy.  long grove real estate

Do any of the realtors you just interviewed have their own blog,  members of Active Rain, use Craigs list, Backpage or Twitter?  If the realtor you are interviewing  rolls their eyes indicating they do not have a clue , you will know that they aren't on the cutting edge of technology, and not up to date on all of the possible ways to market your property.

Seller's  you are in the driver's seat and you need to choose the  best realtor in the area who will be do the best job for you!

I tell prospective clients to Google all the agents' names and check the number of hits because we have to market ourselves as well as our listings. Got just 5 hits? Bad show. Got a few thousand? Now we're talking!

The web marketing is crucial - that said, I never heard of Backpage!  I will have to Google that.

I use the power of Google in my presentations all the time. I simply open the laptop and use keywords to show them how I can expose there home to more buyers. Then I invite them to do the same with other agents they are considering.

Judy,

I read Mary's comment with interest:

I've got to brush up on how to do this!

Alexandra- I read an article about the millenial generation... and in order to try to keep them as clients, you have to keep up with what they are doing and how they want to find their perfect home.  ... whether it be facebook, twitter, text messaging etc.   Don't get left out in the cold

Mary - I found Back Page, because when I googled my town name, it came up on the first page.  Its like Craigs List and has higher google power. Always keep up one step above your competition

Judy- Well stated... it makes sense- one of the greatest things a listing can have is exposure. Those who can increase the quantity of potential buyers by expanding the visibility of the listing have to be given good consideration.

"If the realtor you are interviewing  rolls their eyes indicating they do not have a clue , you will know that they aren't on the cutting edge of technology, and not up to date on all of the possible ways to market your property. "

Things are changing quickly.  A year ago, what was the cutting edge is now standard practice.  What was "bleeding edge" last year is not cutting edge.  Things are moving quickly and it's tough to keep up, but keep up you must.

I do think, however, that the large majority of the Active Rain community does represent a subset of real estate's most technologically aware.  Many of these conversations and blog posts that are common discussion here would draw confused looks at many a local real estate office.  So, I think it is easy to get a distorted view of what ALL know based on what SOME know.

In that regard I'd imagine the rolling eyes to not be an uncommon reaction.
