It pays to be on top of things. I had a buyer who purchased a home. He had seen another home and liked it alot so he called his borhter. He wanted to go see the home I pulled it up on the MLS and the lisitng had expired 2 weeks ago. I tried to call the ower for an appointment but the number was un-listed. I was able to get the lock box code and showed the home. I got the home address of the owner and went to his house after dinner. Luckly he was home, I told him his lisitng had expired which he was not aware of. He had not heard anything from his prior realtor excpet they working working on a contract. I got a lisitng contract out of my car, and he listed it with me on the spot. I have 2 interested parties, a willing seller and a bank that wants the house off there books. Makes you wonder why people say this is a hard market.
