Buying Foreclosures in Philadelphia, ?

This is a good time to invest in Real Estate . There are homes priced to sell , some at prices below appraised value.

If you are looking for bargains, do your home work. Foreclosures may not always be the best buy around.

Sometimes they need a lot of work and you may not have money to fix them.

You should also decide the purpose of your investment. Are you buying to fix it up and sell or do you want to live in it ? Do you want to rent it out ?

Banks require investors to have a larger down payment than buyers who are buying as  personal residence.

If there are too many foreclosed homes you may not be able to flip it.

Work with a good Real estate agent, be pre qualified for a mortgage and also talk to your accountant before you get into investing in Real Estate. There are some good books on Real Estate investing. Check them out.

Lots of good information -- foreclosures are not always the best deal in So. New Hampshire either.  Many have way too much to fix for the typical buyer.

Good advice for the REO buyer.  Seems that out here, the minute is says "bank owned" people think it is a great deal, even if that is not the case!
