Well we know that Zillow is who you contacted. That was your first mistake. It's basically an online Boiler Room.

If you want information on a property, you need to hire a knowledgeable local buyer's agent and have them obtain it for you.

I'm a commercial broker, so I get a lot of those types of emails via Loopnet/Costar. However, they do come directly to me, the listing broker. I eyeball them to determine if they are a spammer. It's pretty easy to see. If I'm still uncertain, I will write them back and ask them what kind of information do you want, because asking just 'for information' is pretty vague and general. Plus the information is already in the listing. If they do not respond, then I do not respond further.

If a dialogue is indeed open, and they are genuine, then I will send them a full information packet on the property, and we remain in touch.

"I want more information" almost never gets you the listing agent. Your request usually goes to the next person in line (who paid to get leads). The listing agent probably has no idea you are looking for information - if you have her/his name, you can look them up online and get their contact info and call them directly.

I would never call a lead 9 times in one day. But I would call them on an occassional basis until they asked me to stop or until they were ready to purchase/sell/whatever.

That is just the way it works when you go on these syndication sites - the data is old and your contact information is sold to multiple parties.

This is¬†another great¬†reason for you hire a Realtor¬ģ - avoid the outdated information and the barrage¬†of calls from desperate agents!

We have lead capture on our website and those leads go only to the agents in our brokerage.  The quicker they attempt to connect, the more likely they are to get a client.

As others have made it clear. What you get when you ask for more info depends on what platform you are searching on. Many platforms Sell leads and the listing agent isn't the person receiving your request for more information.

As far as following up with leads - maybe two or three calls within the first week then into a on going follow up program with a mix of calls and/or emails until they unsubscribe or ask to be removed.

Sounds like RF who has other companies cover their listings if they do not have an office in a particular area. Problem is, they are no where.

Sounds like you are trying to contact a listing agent via zillow, zillow will send your contact info to ONLY the agents who are paying them.  If you want to contact the listing agent you will need to pick up the phone and call them directly.

 You don't mention what website you searched on. A listing agent's single house listing might show on hundreds of other sites which use the information and images to lure customers to become their buyer's agent. Better practice: look up name of listing agent and search for their own website/ blog/ twitter whatever social media they post directly. This would give you insight into the items of "Swag" or jewels they desire to purchase as closing gifts or marketing give aways

I see you were visiting a site that sells leads to agents.  Unless it specifically says Listing Agent, You will get the agents that pay.

First of all, these are not prospects, they are leads and nothing more. They do not become prospects until some semblance of a relationship has been established. Not all real estate portals notify the listing agent that a query has been made about their listing. Since most leads to do not leave a phone number, I don't make many calls. I follow up by email.

You need to fill in some of the blanks ir you want a real answer. For a start i have no idea what site a real estate professional uses, where the property in question is located and its proximity to those who responded to your query.

Kenneth, there is a great big disconnect in what I am reading. From the bottom up I suggest if you are working with so many realtors, you are not listening well. You missed the whole Zdevil thing. However you became a prey of Zdevils strategy.  From this lesson you should see the light of the real needs of real estate agents. You seem to have missed that class.

#2 How many times do I call?  I call ONLY when the prospect has raised their hand. Requesting more information is such an action. Now, what would be beneficial is knowing the franchise even the broker or agent of those who 'can't take you out of their system."  Is this not a message you can carry to those agents you work with to delver what the consumer expects. And agents wonder why the public scorns them. It's their own behavior. So....don't be like....but you didn't name them.....you are part of the problem.

#1. Follow up. When a prospect is acquired, the plan is the ratchet up the VALUE until they raise their hand by an ACTION. The action I like most is adding a real phone number to their 'Mickey Mouse' profile.

You got good stuff to run with regarding your experience with Zdevil and the plight of those who refuse to be Zdevil demons.

So what will you do with what you have learned?

PS: I trust you understand you should count your lucky stars you have an experience and maybe a message and solution that will resonate with the agents you work with. This is your time to rise to the top.
