Earlier this week I reported some foreclosure statistics for Maricopa County for August.  These numbers included the total number of sales as well as a breakdown of how those sales occurred.  
 
While we don’t have the final numbers for September yet, the following information will present a general perspective on current numbers and possible future foreclosure trends.  The numbers will reflect reports generated on each Monday reflecting the prior week’s foreclosures and also pre- foreclosures. A couple of days ago I mentioned the upcoming Jazz Festival at the JW Marriott Resort.  While that should be a fantastic event, I would be remiss in not mentioning that there is a continually wonderful schedule of varied musical events at the Musical Instrument Museum (MIM), also located in Desert Ridge.  The great thing is that some of these events are free while others do require paid tickets.  That means not only is there practially something for everyone regarding types of music, but also budget.

There were only 5 sold properties during the first half of September for Desert Ridge and adjoining communities.  This is light, but often there will be higher numbers in the second half of a month.  There are currently 59 properties under contract comprised of 20 pending sales and 39 Active w/ contingency (AWC) which are mostly short sales.

Last week the President signed H.R. 3221 also known as the Foreclosure Prevention Act.  There has been a lot of coverage about this, and of course a lot of debate on whether this will truly have any effect on the market, as well as whether anybody should be bailed out. 
What doesn't get the coverage, are the many other facets of the bill.  There are many aspects, positive and negative (depending on your perspective), but one that has received some outcry is the virtual elimination of Down Payment assistance.  DPA programs like Ameridream and Nehimiah have aided about 1 milion families since 1999.  … (3 comments)

I just finished a post by   Steve Crossland entitled It is interesting to see what can really stir the mind of a buyer.  It's not just whether a name is PC, weird or overly soothing.  Some are entertaining, some cute, some are the type where you could say " I wish I thought of that."  I grew up in Pennsylvania with town names like Intercourse and Blue Ball (DON'T censor me - they are really town names you will find on a map).  So how can you not have a sense of humor about these things?

I am currently sitting in a new home sales office in Tempe, AZ on behalf of a client.  The office isn't actually open yet, and won't be open for a couple more hours.  So much has been made of how slow sales are for new homes and resales.  This is a little info about build it and they will come.
In 2004-05, builders were turning away buyers, getting rid of co-brokes, and doing lotteries for construction releases.  Resales were getting multiple offers the first day.
