CLOSING COSTS- Who PAYS for WHAT?
It's great when a house finally sells; and life takes the progression that have been anticipated while waiting for the RIGHT offer to come along.
FOR SELLERS A lot of preparation goes into dressing the home- giving it awesome curb appeal; getting rid of clutter; making it smell nice, and of course pricing it JUST RIGHT.
FOR BUYERS Countless hours of searching the internet; driving from house to house; becoming weekend road warriors; calculating the distance between the prospective property and work; checking out school zones, and then finally walking into a home, and realizing it's THE … (2 comments)

fha loans: Florida's SUNPASS - 01/27/11 03:37 PM

Florida's SUNPASS

Living in "The Sunshine State" has its advantages and disadvantages just like every other State. Anyone that lives in South Florida would probably agree that one big disadvantage is; there just TOO MANY TOLL BOOTHS. Having to slow down, stop, and pay a toll just to continue onto your destination can be a real drag! Not only is this a friendly reminder that we're continuously contributing to the lovely "tax pot" several times a day; the constant "STOP-GO!" can be just plain annoying.

If you are mostly mobile; hopefully you've invested in a Sunpass. This eases the stress of … (1 comments)

fha loans: Buying a Home vs Renting a Home (Barber Shop Brawl) - 01/25/11 06:02 AM

Buying a Home vs Renting a Home (Barber Shop Brawl)
In real estate; "should you buy a home or rent a home?" is an age old question that normally sparks debate to even the most uncontroversial of us.
I took my son to his regular barber in Pembroke Pines yesterday to get his usual "fade". As I sat in my usual spot in the corner by the window; engrossed in a novel; I suddenly realized that a group of men were heatedly debating whether it was better to rent or buy a home.

At first I ignored them … (2 comments)

fha loans: What "ReallY" sells a Home? - 09/18/10 04:08 AM
This question often comes up in a lot of real estate conversations. While most people focus on the actual house itself; painting outside and inside, rearranging furniture, removing clutter, cleaning windows and appliances, updating kitchens and bathrooms; which is a "must" when you're serious about selling your home, all too often the outside of the house is overlooked.

Painting, pressure washing and clearing out the garage are obvious "no-brainers", but unfortunately not much attention is paid to the yard. I'm not just talking about mowing the lawn and removing weeds. To really sell your home you must take it a step … (3 comments)

COLDWELL BANKER'S BUYER BONUS (BUYERS & SELLERS BENEFIT)

About a month has past since Coldwell Banker initiated it's nationwide "Buyer Bonus". On April 30th of this year the government closed it's doors on the Federal Homebuyer Tax Credit. Because of this, Coldwell Banker decided to implement it's own incentive of sorts to homebuyers, and sellers too for that matter.
The program works by sellers of residential property (REOs and shortsales do not qualify due to the distressed nature that accompany these properties) agreeing to participate in the promotion by offering buyers a benefit of up to 3% credit at closing toward … (3 comments)

fha loans: Chinese Dry Wall...Are You Entitled to a Tax Relief? - 06/03/10 04:20 PM

About two years ago we realized that defective or tainted dry wall from China (Chinese Dry Wall) posed a health risk for home owners. Additionally this refers to dry wall that were not only directly imported from China, but that may have been manufactured in China by US branded companies.
If you own a rent a home that contained Chinese Dry Wall you may have been exposed to various respiratory illnesses including bloody nose, and itchy skin and eyes. Hopefully, you were made aware of this and took the necessary precautions in regard to you and your familys' health.

fha loans: Flood Insurance....."Are you covered?" - 06/01/10 05:35 AM

Even though it's not officially summer, preparation for the unpredictable weather that summer brings should be well on the way. In the southeast it's important to prepare for the possibility of tropical storms and hurricanes that are associated with this time of year. Floods are one of the most common natural disasters in the United States and can occur in non coastal communities.
As a homeowner you should check the validity and strength of your home insurance coverage, take time to read the fine print and familiarize yourself with your insurance plan and what you're actually covered for. The … (2 comments)

fha loans: FHA LOANS- THE PERFECT FIT? - 05/22/10 04:28 PM
Recently we've been seeing and reading about the housing market slowly making a comeback; that is, more real estate transactions are being closed now than they did a year ago.
The Federal Housing Administration (FHA) plays a key role in the "turn around" we're currently experiencing. FHA really isn't a type of loan, it's actually insured loans that the Federal Housing Administration has agreed to reimburse the lender for financial losses, if the borrower default on the loan.
For buyers that are unable to qualify for conventional loans, FHA mortgages are more attractive, and the terms of the loan are more flexible.  These … (6 comments)
