Here is an email I just wrote this morning to a new buyer: 
Hey Scott.... I hope you are enjoying your new waterfront home! I just wanted you to know a little about the Washougal River community.  Starting from the furthest miles up the river and coming down river, here are some fun things only the locals would know:

Washougal River and Territorial Views. This is a little video clip of the Washougal River in Washougal, WA that reminds me a lot of driving through Denver, Colorado. You can briefly see the winding Washougal River below in the trees. The flat level spot below is a community park which is part of a neighborhood up on 1st Ave.  The neighborhood has many gorgeous homes tucked into the trees--most of them you can't even see because they are off the road and back up above. Wow, Surprise for us all! Parking on the three mile marker on the Washougal River Rd just got listed as "Discover Pass Parking Permit" needed to park there! The Discover Park card can be purchased at the Washington State Fish and Game Department online or over in Orchards, WA.  I know a lot of people are going to be mad about the Discover Pass card needed to park there. A dear friend of mine just caught his first Steelhead on theWashougal River today! But he lost it. He fishes other places too but today the preferred spot was the Washougal River. If you are a fisherman/woman you know the thrill of having one on the line! The casting, the tugging on that elusive steelhead, all with the hopes of pulling one in!! It's February 1st, 2011 and the Washougal River road is packed with cars and trucks parked in almost every turn-out along the Washougal River. Washougal River's Cougar Creek and Cottrell Dam
Both Cougar Creek and old Cottrell Dam abutement are near the five mile marker on the Washougal River. Both areas are great fishing, inner tubing, and kayaking areas. The narrow between the two rock walls makes up the five mile marker and the best dang fishing spot on the Washougal River! It's easy to tell when the salmon are running because at this five mile marker... trucks and their respective fishermen and women are lining the road. The citizens of Washougal and all tourists and visitors will be able to walk safely through a pedestrian tunnel from Pendleton Woolen Mills underneath Highway 14 to the dike access to the Columbia River. Downtown Washougal is not too far from this tunnel and you could grab a bite to eat or have ice cream at Papa's and mosey on over to check out the beach. It is a very nice beach area, really flat and sandy. The Columbia river offers lots of hiking, picnicing, windsurfing, boating and fishing opportunities. Washougal River Fishing! It's a cool, crisp December day in Camas, Washington. Here is one of my favorite early morning memories for the Washougal River. The fisher Ducks (Merganza Ducks--spelling!) are ready and waiting for their breakfast to swim by! B-rr-r-rr!
The fishing is still good here...I'm still seeing lots of fishermen with their aluminum boats on the Washougal River, warm clothes and and a big thermos of coffee! Come on and try your luck before the Merganza gets them all!
