March 7, 2012Spring tends to be the busiest time of year, and we are seeing increased visitors to Maui in general. According to the Hawaii Tourism Authority (www.hawaiitourismauthority.org), Maui began 2012 with visitor spending in January, the highest on record for that month. Total arrivals to Maui rose 8.7 in January 2012, when compared with 2011: primarily due to increases in visitors from Canada (+12.7%), U.S. East (+7.1%), U.S. West (+2%) and Japan (+7.1%). The Kapalua real estate market is moving along with nice momentum considering it is so early in the year. Last year, as of this time, the resort had just two sales for a total dollar volume of $4,583,300. This year, we have had 9 sales, with a total volume of $19,891,000.
So far, the sales in the Kapalua Resort have been concentrated at the low and higher ends of the market, with a low of $515,000 and a high of $5,000,000:

One of the questions I'm most often asked is how today's market relates to the peak.  Rather than just guess, I decided to really find out, and prepared a Market Report, with annual comparison's for the past ten years for each neighborhood in the Kapalua Resort. 
In reviewing market conditions from 2000-2010, for the most part, we see a 30-60% decline in average sale price (SP) over the market peak, with the majority of condominiums down about 30-40%.  Land values were hit the hardest, particularly in Honolua Ridge which was introduced as a new development at … (4 comments)

There is no other resort area in Hawaii like Kapalua.  Offering everything from oceanfront to mountainside living, the resort spans approximately 23,000 acres.  Designed with maximizing the natural beauty of the surrounding acreage, approximately 10% or 2300 acres is slated for development in this master planned community.

Today, the Kapalua Land Company closes on the Mahana Estates for $10,000,000.  The 124 acre parcel is located between the Plantation Estates and the Village Course Walking Trails.  This large acreage is intended for further subdivision into 51 residential home sites.  Situated just across from the ocean and extending high up the mountain side, the views from Mahana Estates are spectacular and quite varied. 
The sale of Mahana Estates is the first vacant land sale to record in the Kapalua Resort this year.

The following is an update for the Kapalua Resort Market, including Active Listings, Pending Sales, and Sales Year-to-Date.
You will note that pricing in the resort ranges from $575,000 for a one bedroom Golf Villa to $19,500,000 for a home in Kapalua Place.  There has been one property sold this year, at the Golf Villas, and there are two properties pending, one in Pineapple Hill, and one at the Residences.

plantation estates: Mercedes-Benz Championship, Kapalua Resort's Plantation Course: the set up begins - 12/18/08 06:07 AM

 
I took this photo this morning of the bleacher set up on the 18th hole for the 2009 Mercedes-Benz Championship.  Each year, the Kapalua Resort's Plantation Course is host to this event, which begins the PGA season.
Nestled along the course, is the gated community of the Plantation Estates.  This neighborhood consists of two-plus acre homesites, with exceptional ocean and island views.  I've been fortunate to watch Tiger Woods go by, with the backdrop of Molokai and Lanai, while showing a home on the 18th fairway.  It was quite a sight!

Perhaps the most luxurious estates in the Kapalua Resort can be found at the Plantation Estates and Honolua Ridge.  The Plantation Estates consists of 52 two-plus acre homesites, which surround the famed 720-acre Plantation Course, home to the first PGA event of the season--The Mercedes-Benz Championship.
