amy shair durham nc: Buyers Top 6 Qualities in a Real Estate Professional Raleigh Durham NC - 01/17/13 09:50 PM
I saw this great article in Better Homes and Gardens Real Estate and thought it had some great points that I would like to elaborate on.
Today’s Homebuyer is looking for certain characteristics in their Real Estate Professional.  All of the points below are what I am seeing as I work with buyers.
1.  Brutal Honesty:  The Buyer in today’s market is looking for guidance and support.  Often this means that they want to hear the truth of a situation (even if it is hard to hear).  They want to get to a resolution quickly and most effectively reach the desired goal.
2.  Exceptional Service:  Today’s Buyer is … (0 comments)

amy shair durham nc: What's the Deal with Home Staging Anyway? - 10/10/11 12:10 AM
Home Staging in Today's Real Estate Market

(As originally seen on http://www.AmyShair.com/blog) Staging is more than just a buzz word in today's real estate market. If you sold your home 10+ years ago staging might be a foreign word. The reality is that staging is a necessity to get your home sold in a buyer's market. What is home staging? The definition of home staging is: The act of preparing a private residence for sale in the real estate marketplace. The goal of staging is to make a home appealing to the highest number of potential buyers, thereby selling a property more swiftly … (4 comments)

amy shair durham nc: "How Not to Set Fire to Your House" - 01/20/11 11:18 AM

Growing up my mom hated when we would burn candles. She would have flashbacks to a kitchen fire that occurred when she was a child. There were candles burning in the kitchen and it caused their kitchen cabinets to catch on fire. No one was injured but it did a lot of damage to their kitchen. Needless to say there were never trick candles on my birthday cakes... and I wasn't allowed to have a Lite Brite either. Winter means extra fire hazards inside your home. Space heaters, candles, wood burning fireplaces, extension cords, plus all the extra decorating … (1 comments)

amy shair durham nc: Real Estate, Taylor Swift and Kanye West - 01/12/11 06:01 AM

Kanye West made quite an impression, and not a positive one, at the AVMA awards in 2009 when he jumped on stage and interrupted Taylor Swift's acceptance speech for a music award. What does this have to do with real estate? Much of the success of selling a home and succeeding in the music industry is about reputation and appearance. They are more important than talent, or in the case of selling a house, they're more important than overall value. Kanye's inappropriate outburst is the … (0 comments)

amy shair durham nc: Are Raleigh-Cary and Durham-Chapel Hill in Competition with Each Other? - 12/07/10 11:10 AM

No doubt about it - the Triangle area in central North Carolina is one of the best places to live in the US. Numerous surveys and studies have proven it for many years. I was reading a local Durham blog called Bull City Rising which prompted me to write this post. The blog raises an interesting point - do we feel we need to compete with other towns and cities within the Triangle in order to say our city is best? Some people are quick to say that Cary and Raleigh are better than Durham, but Durham has been … (0 comments)

amy shair durham nc: 6 Reasons Why Homebuyers Are Sitting on the Fence - Part One - 11/11/10 05:20 AM

The fence is not a comfortable place. It’s not designed for sitting. Yet, many buyers in today’s real estate market are doing just that. Buyers are not ready to make an offer or they have made an offer and cannot successfully negotiate an acceptable contract with the seller. 1) The MediaThe media focus is politically charged as we approach the November elections. The media focus has been on the fact that the economy has rebounded yet. The television news, interviews, political ads and commentary are confusing for buyers. The fact is that today’s economic conditions are offering buyers interest rates around 4% for a 30 … (1 comments)
