Being a Realtor we often have to be all things in a transaction. Today I am asking for a break from all Loan Officers working with Buyers or potential Buyers.  When qualifying the client , speak in terms the buyers can understand.  Many will not ask questions because they are too embarrassed to appear that they are not getting what you are saying. But most  do not understand, how do I know?  They call me to break it down in terms they can understand.

The Final Curtain is here  for the tax credit and those buyers who have seen every house in their price range, over their price range, underbidding on bank owned properties, taking Realtors to more homes than their file can hold.....are now in panic mode.  Missing $8000 because they did not listen to their Realtor or who have watched their friends and family buy homes...who by the way got good deals and wonder why not me?....are now finding themselves in a crunch!  What to do, what to do?

                1.  They don't ask enough questions of their lender and end up missing out on the best deal. Some of the questions are: Where is my loan originating from?  Who will service the loan? What are the fees? How can I get a lower interest rate? What is private mortgage insurance? What other products do you offer?

You get that email from a buyer who is interested in buying a home for $15,000 or less. They heard somewhere that there were homes out there for that price and they have want to buy one. As a agent, I am sure there are many thoughts that go through your mind.....one thought is "here we go, another misinformed buyer" oh wait...maybe there are $15,000 homes in the area they are interested in.....so what do you do after you ask all the pertinent questions necessary to qualify this buyer as real??????
