foreclosures: Coconino County Trustee Sales Update - Sales Held September 10-14, 2012 - 09/17/12 01:30 AM
Just received a long list of proposed sales on Flagstaff's courthouse steps this week. Many of them are for Sedona rather than Flagstaff properties (half of Sedona is in Coconino County; the other half is in Yavapai). My best guest is that many on this list will not actually be sold because the rate of sale lately has been low. The banks are showing a preference for short sales over taking distressed properties into their inventories and reselling in the most recently available Flagstaff statistics.

Very few trustee sales in the holiday-shortened week last week. However, that could be representative of the continuing trend for banks to favor short sales over foreclosures. Look for the now bank-owned properties to appear on the Northern Arizona MLS soon.

I just got a peek at the list of upcoming trustee sales for this week, starting today. It's long. The reality is, however, that most of those sales will be cancelled. I recognize some as listed short sales -- some under contract awaiting bank approval. Some, no doubt, are negotiating refinances. So, at the end of the week, I expect to get a short list of actual sales that will be very much like this one for last week:
