It's an age old question in this business I know,  but from time to time it bears discussion again since new sellers, many of who are first time sellers, come into the market every day.
The answer is really quite simple. The "job" of the list agent is to effectively market and promote your home so that other agents will show it! Does the list agent get sign calls and inquiries off the internet? Of course, and that may result in a showing but not always. There have always been certain requirements for home mortgages: decent credit, employment, some assets are the big ones. Since the market crash things have changed or tightened, if you will.
 
Most reputable lenders will let buyers know in advance what is expected of them during the loan process and my recommendation is that you follow that advice! Too often there are avoidable delays because the buyer did not fully understand the ramifications of not turning in something that the lender has asked for.

The tax credit extension is now a reality!
