Ulster County Board of Realtors recently released the January 2013 housing market report. The market shows a slow recovery from the market a year ago.
New Listings in January were up 23.6 percent to 257 from 208 in 2012.  Pending Sales increased 8.2 percent to 79 from 73 in January a year ago.  Inventory shrank 12.9 percent to 1,576 units from 1810 homes on the market in January 2012.
 
 
Prices turned higher as the Median Sales Price was up 15.4 percent to $185,750 from $161,000, the first month of 2012.  Days on Market held steady at 197.A month’s … (0 comments)

Ulster County Board of Realtors hosted an Appraiser Panel Breakfast today. The panel of local appraisers answered questions from the Realtors that attended.  The informational meeting was a pleasant exchange.
 
Often there is confusion over the appraisal, a Comparative Market Analysis, and the assessment confusing buyers. The appraisal is most often ordered by the lender and paid for by the buyer. The difference between the appraisal and BPO was discussed.

I am spending some time at our second home. It is a tiny cabin in Gilbertsville New York. The ride from our home in Ulster County takes about 2 1/2 hours. Because of the blessings of a daughter who takes over when I am away, cell phones and high speed internet I am able to stay on top of my real estate business even though I am not in Ulster County.
The ride up here yesterday was amazing. Our ride takes us through mountains, little hamlets and small college towns. The views are astounding.

When in Ulster County stop by the Perrines Bridge:
Perrines Bridge which is still standing, was built in 1844 and restored in 1993. It is built across the Walkill River in Rifton, just outside New Paltz. It is the oldest surviving covered bridge of its design in New York State.
Built by Benjamin West the one lane bridge is a Burr Arch Bridge
154' long and 19.1' wide
The bridge is located on Route 213. There are picnic tables in the area for your convenience. The Wallkill River is easily accessed for fishing and your viewing pleasure.

The Hudson Valley Rail Trail in Highland NY is tucked quietly away between Illinois Mountain and Black Creek, running from the hamlet of Highland west toward New Paltz. 
If you are looking for a fun way to spend the afternoon pack up the bikes, roller blades or walking shoes and head out to the "rail trail".
The trail is 2.5 miles long and is part of the old New York, New Haven and Hartford Line.

I have a herd of White Tail Deer that live in my yard. They sleep in the grass of my backyard and eat the blackberries in my front yard. They will also enjoy anything I try to plant. We get along fine. Pictured here with my dog, Boomer, is Bucky a three year old buck that has been in my yard since stumbling out as a fawn. The deer tease Boomer, who goes out on a rope. The deer go just close enough so they know Boomer will not be able to reach them.

A fresh and clean kitchen matters-
Clean off countertops. Put as much out of sight as possible. The less that is on the counter the bigger the space looks.
Clean the appliances, in and out. Check refrigerator for odors (a new box of baking soda is a good idea now). Yes, the buyer may open your refrigerator, oven and dishwasher- if they are included the buyer wants to be sure they are in good shape.
