I love this house. It was a screaming deal in June of 2008 when it went on the market, so much so I wrote this blog.
Now it is $40,000 cheaper and listed at per square foot than the neighborhood sells for on average... a perfect storm for buyers. The home is four bedrooms, three baths, finished attic, on a fantastic cul de sac, fenced yard and backs up to one of Wake County's highest performing elementary schools...for $435,000 or $119 a sq ft. highcroft: Duke Baseball in West Cary! - 03/29/10 01:49 PM
Tuesday afternoon (March 30, 2010) Duke baseball will play Highpoint at the National Training facility at Thomas Brooks park in West Cary. College games at NBTF are awesome, a great way to spend a quality evening, the weather is suppose to be great.
Game starts at six, the is no admission fee.
This is a great time, in a great area.
Duke will be back in West Cary in Mid-April to take on Florida State.

highcroft: New Storage Facility to Open in Early April. - 03/26/10 02:07 AM
Highway 55 Self Storage is on final inspections and should be open in early April. I visited the facilities this morning to check into wine storage. The facility is amazing, the rates are very reasonable and to have wine storage so close to the office and house is great.
Wine storage is climate controlled with redundancy on the cooling units and power supply, the "bins" range in size from 2x3x6 to 6x6x8. My biggest concern is access and it looks like that will be very favorable.

The Highcroft Hurricanes swim team will be hosting their annual 5k run on Saturday May 16th. This is a great run on a great coarse (Highcroft has some hills!) with some great characters and fast times, (anyone familiar with Highcroft knows there are both characters and great runners there).

Nothing like snow to shut down a town! I love the south! My trusty sidekick Rosie and I woke up to discover SNOW! In Cary, North Carolina?! So we put our coats on to investigate, word is a little snow in Cary shuts down the town...Rosie and I were about to find out!           We got dressed in out toughest winter gear to brave these very dangerous conditions, frigid temperatures (hovering around 28* with a wind chill at a mind numbing 24*)deep snow (at least 2.5"). I just noticed a couple of things happening in Highcroft Village.
1. Homes are selling! Seven Pending! Priced from $440,000 to $709,000 and all above the $140 per sq ft price point. (The majority were priced in the high fours low fives).
2. It appears they reduced the price for the Parade of Homes and that special is OVER! the prices have gone back up on seven listings.  Knowing this can't hurt!

Two months ago I wrote a blog about training for my first Triathlon. I indeed tried, scared to death of the 750 meter lake swim with 300 of my very competitive friends but I tried.
The swim was great, after getting kicked in the face and poked in many other places I made it out of the water and four short minutes later brutally crashed on my bike!!! It was horrible, I came to upon hearing the burning sound of hydrogen peroxide on my raw flesh. Broken helmet, but no broken spirit. A great experience, I got into the game. Father, son, hot dogs, baseball and fire works. Does it get better than that on an August evening? Not for me, not last Friday.
My eight year old son, Jack, myself and two neighbors and their sons went to USA National Training Center atThomas Brookes park to watch Team USA play Team Canada.
It was very cool to see the field with the Olympic Rings and the Town of Cary logo, seriously how many towns have a picture like that one!

There are currently 18 homes actively listed for sale in Highcroft Subdivision. Including a couple of new listings including:
224 Candia Lane for $428,900
236 Candia Lane for $589,000
 
Many of the listings in Highcroft have reduced prices in the last couple of weeks:
913 Strathorn has dropped $55,000 from its original price of $634,900 to the current asking price of $579,900.
902 Strathorn has just recently dropped $15,000 to $574,900.
 5707 Highcroft has dropped $10,100 after only 30 days on the market to $499,900

Team USA will continue its trek to Bejing by passing through the Triangle this weekend. Playing a four game series with Team Canada in Cary and Bulls Park in Durham.

Impact design hit a homerun with the original Highcroft Subdivision and seems to be following it up with another consumer favorite, Highcroft Village. Located "next door" to the original on Green Hope School Road in 55 the location is amazing only minutes from the new 540/55 interchange you can get to RTP, Brier Creek or North Raleigh very quickly.
The layout of the development was outstanding with higher density in the front and larger cul de sac lots in the back.

There are currently 15 active listings in Highcroft subdivision. Ranging from a new listing, 227 Candia Lane, at $379,900 (this home is priced $19,000 under the lowest sales price in the last 12 months and it is 45 sq ft bigger) to $719,500 on Tamworth. There are also 23 new build listings in the Villiages.

Highcroft Subdivision continues to show strength, even in todays market. With less than a six months supply and only one builder home left (the home is great, the pictures do not do it justice), Highcroft is finding itself.
The interesting part is of the 14 active listings for sale in Highcroft ten have had price reductions in the last 30 days bringing some of them into the outstanding deal range, while others are still "just a bit outside".

highcroft: Cary / Morrisville North Carolina Market Report for April 2008 - 05/23/08 04:06 AM
The real estate market for Cary / Morrisville North Carolina continues to out-perform the national market. There were actually more homes put under contract in April 2008 than in April 2007.
As these charts show the average price per square foot for homes sold is very positive as well, up $3 from April of 2007.
The number of homes for sale in Cary is way up from last year but current pendings have brought the months supply to a very solid 6, a great number compared to the 9-24 months we are seeing in other parts of the country.
