JANUARY AVERAGE SOLD PRICE OF HOMES IN MONROE COUNTY: $119,669 versus $131,058 for Jan. 2014, down 8.60%
THE NUMBER OF HOMES SOLD FOR JANUARY IN MONROE COUNTY: 149 homes versus 145 for Jan. 2014, up 2.8%
YEAR TO DATE figures will be the same as the monthly above.
When reviewing Real Estate Market Trends in the Poconos - July 2014, we take a look at the Average Prices. As the chart shows the distance between the Average List Price and the Average Sold Price is still much farther apart than what we would like to see. The Average Sold Price for July fell 10% to $132,762. This is not good, not good at all. The Average Sold Price in Pocono Real Estate Market Trends is NOW DOWN 5% for the year, down to $127,926.
AVERAGE SOLD PRICE IN POCONO PINES: The Average Sold Price in Pocono Pines for April 2014 was $262k, UP 4.45%, versus $251K for April 2013. Positive Numbers - Great !!
NUMBER OF HOMES SOLD IN POCONO PINES: The Number of Homes Sold in Pocono Pines for March 2014 was 6, down 50% from 12 for April 2013. Very surprising since County wide the number of homes sold was again UP.
Reviewing the Real Estate Market Trends in the Poconos for the last 4 years on the Number of Homes Sold in the Poconos (Monroe County) we see that we are trending upward. Great News! We see that the Average Sold Price of homes sold in Chestnuthill Township for September was $132k, DOWN 5% when compared to $139k for September of 2012.
NUMBER OF HOMES SOLD:
The Number of homes sold in Chestnuthill Township for September was 12, UP 33% from 9 for September of 2012.
AVERAGE SOLD PRICE: The Average Sold Price of homes was $113k, UP from $74k for Aug of 2012. This is good news. YEAR TO DATE figures show $128k for 2013 and $111 for 2012.
NUMBER OF HOMES SOLD: The Number of homes sold in Middle Smithfield Township for Aug of 2013 was 17, DOWN from the 25 sold for Aug of 2012. YEAR TO DATE figures show 143 for 2013 and 120 for 2012, a 20% increase. Good News!

Bartonsville Pa Real Estate Market Report for June 2013 in the Poconos In looking at the Bartonsville PA Real Estate Market Report we see that the Average Sold Price of homes was $111k, down considerably when compared $159k for June of 2012. The Year to Date Average Sold Price for 2013 is $105k, down 17% from $127k for 2012.
This Average Sold Price is still well below the Average List Price of $226k.
The Number of Homes Sold in Bartonsville PA for June of 2013 was 3, UP from the 1 sold for June of 2012. We see … (8 comments)

Middle Smithfield Township Pa Real Estate Market Report for April 2013 In looking at the Middle Smithfield Township Real Estate Market we see that the Average Sold Price of homes was $142k, UP from $124k for April of 2012. This is good news. Not all areas of The Poconos saw their prices go up in our current Real Estate Market. Actually, very few areas saw their prices go up for the month of April.

The Number of Homes sold in the Poconos during March was 153. Of this 153 homes, 56 of them were foreclosures, approximately 36.5%, less than last months 39% at least. As you know, a 36.5% sold foreclosure rate is not a number we like to see.

The E. Stroudsburg PA Real Estate Market Report for February 2013 is full of good stats too. First we will take a look at the Average prices in the E. Stroudsburg Real Estate Market Report. The Average List Price and the Average Sold Price. The Average LIst Price dropped, just a bit, but that is a good thing if you want to sell in our current market conditions as our prices continue to drop. The Average Sold Price went up by 8%.
