The median and average sale prices around Lake Tahoe for 2010 are as followed:
California side of Lake Tahoe:
South Shore $317,000 (median) $396,400 (average) Tahoe City $450,000 (median) $921,962 (average) Nevada side of Lake Tahoe:
East Shore $570,000 (median) $955,781 (average) Incline Village $827,000 (median) $1,314,549 (average) The lowest price area in Lake Tahoe is South Shore and the highest price area is Incline Village.

South Lake Tahoe market analysis over the years.
This is a great market analysis chart to see how our South Lake Tahoe market has been doing over the years.  It compares current median home sales price from previous years. 
The numbers in this market analysis shows us that the our market is stabilizing.  As you can see in the percent increase/decrease column we have finally recovered from being in the negative.

Current median sale prices like it's 2003 in South Lake Tahoe, California.
I went back to look at the sale statistics for the past decade, and it looks like we're going back to 2003 prices.  This should be great news to buyers, but not so great for sellers if they bought houses in the height of 2006.  Sale statistics for February median prices went down 35% from February 2006.  This is in line with all the distressed sales we're seeing.
