Maryland counties are among those offering the highest returns on home flipping over the last year, according to a new analysis by RealtyTrac. The company analyzed 1,050 counties nationwide to find areas with some of the largest returns on investment, availability of inventory to flip, and low unemployment rates. 
Flipping was down in the first quarter of 2014 compared to a year ago, but flippers were making a bigger average profit per flip, according to RealtyTrac’s analysis. The average gross profit per flip nationwide was $55,574 in the first quarter, a 30 percent return on the initial purchase price.

Boosted by a brisk December for real estate transactions in New Castle Coun­ty, Delaware closed 2013 with the highest number of homes sold statewide since 2007.
More than 9,000 single-family home sales took place throughout last year, ac­cording to Trend MLS and the Sussex County Association of Realtors. After slumping throughout much of 2013, Delaware’s housing market gained momentum last fall, boosted by an im­proving job market and a scarce supply of homes for sale, economists said fol­lowing the release of new real estate da­ta.
Home values appreciated 5.2 percent in November, according to the CoreLog­ic Home Price Index. The gain was the strongest recorded by the index in all of 2013 for Delaware, and it continued an upward trend for the state’s residential real estate market. Scant inventory keeps sales volume down

Median home sale values increased in most of Delaware last month as more con­fident consumers combined with scarce inventory to push prices higher.
The gains were especially apparent in New Castle County, where the median sale price for single family homes in June reached a four-year high of $225,000 ac­cording to TREND MLS. In Kent County, the median sale price was $189,900, the highest level since November 2010, TREND data shows.
