Now take a closer look at the value that a west coast based company places on this property. In this case, their estimate was off by almost 450%! Maryland counties are among those offering the highest returns on home flipping over the last year, according to a new analysis by RealtyTrac. The company analyzed 1,050 counties nationwide to find areas with some of the largest returns on investment, availability of inventory to flip, and low unemployment rates.
Flipping was down in the first quarter of 2014 compared to a year ago, but flippers were making a bigger average profit per flip, according to RealtyTrac’s analysis. The average gross profit per flip nationwide was $55,574 in the first quarter, a 30 percent return on the initial purchase price.

The highest number of homes sold since 2007 in the First State
Boosted by a brisk December for real estate transactions in New Castle County, Delaware closed 2013 with the highest number of homes sold statewide since 2007.
More than 9,000 single-family home sales took place throughout last year, according to Trend MLS and the Sussex County Association of Realtors. And that number excludes Sussex County figures for December 2013, which were not immediately available. CoreLogic’s Nov. index surges as jobs grow
After slumping throughout much of 2013, Delaware’s housing market gained momentum last fall, boosted by an improving job market and a scarce supply of homes for sale, economists said following the release of new real estate data.
Home values appreciated 5.2 percent in November, according to the CoreLogic Home Price Index. The gain was the strongest recorded by the index in all of 2013 for Delaware, and it continued an upward trend for the state’s residential real estate market. Scant inventory keeps sales volume down
Median home sale values increased in most of Delaware last month as more confident consumers combined with scarce inventory to push prices higher.
The gains were especially apparent in New Castle County, where the median sale price for single family homes in June reached a four-year high of $225,000 according to TREND MLS. In Kent County, the median sale price was $189,900, the highest level since November 2010, TREND data shows.

The dream of owning a home has become increasingly unattainable for many Americans, and the situation is not likely to improve soon, as the collapse of the housing market and the recession continue to take their toll.
That is the disturbing conclusion to be drawn from the U.S. Census Bureau's newly released report, "Housing Characteristics: 2010," an overview of the national home market at the end of the last decade.
One of the highlights of the report is a list of the states that have the highest and lowest percentage of homes occupied by their owners.
