Ryan Slack from PropertySharks.com talks about the foreclosures in all five Boro's.  He explains that while all areas of NY have seen an increase - he is mostly worried with Queens and the rate that homes are coming up on the foreclosure list.  I will admit it - I have seen a large incline in the number of homes that are pending or are in foreclosure, but keep in mind - when the analysts speak of Queens, it is not the Bayside, Whitestone, Flushing, Malba or Beechhurst area.  They are talking more of Kew Gardens, Forest Hills, Rego Park, Woodhaven, Jamaica, … (3 comments)

I might be one of the few people who dreads Springtime.  Its not for any other reason but for the effect that it has on selling Real Estate.  Its bad - really!
I have had sellers tell me that they want to wait until the springtime to list their home.  Now, don't get me wrong - I do understand their reasons - I don't think they understand mine.

Last week I went to show a buyer a co-op in the LeHavre development and while we were in the apartment looking out the window she was asking me what buildings were what and as I was telling her about The Beechhurst Towers, she interrupts me and says "Charlie Chaplin used to live there."
As I laughed, I said "yes, how did you know... did you read that on my blog?"

Clearview Co-ops happens to be one of the most sought after cooperative settings and the board happens to be one of the strictest ones in all of Whitestone with many requirements.  The co-op board does not allow pets, does not allow less than 20% down, salary for a one bedroom has to be over $42,000 and there is absolutely NO SUBLETTING!
But, the requirements above are the exact reasons why most owners say that is WHY they want to live in Clearview Co-ops.

just recently had a buyer explain to me that he does not need to do an inspection because his sister's husband's friend is a contractor and he is going to over look the house.  I highly highly - I mean really advise against this.  Even if you are in total agreement with the seller that you are buying the home "as is"  - any home buyer SHOULD get the home inspected by a licensed inspector.  Its really for the buyers benefit - trust me, I make nothing off the deal and to be honest, I have lost a deal or two … (6 comments)

I was going through some local stats (Whitestone, Flushing, Bayside area)today and I am floored.  Within this past month of September there were 142 NEW listings, making the TOTAL available homes reach the highest of 932 single family homes. 
The HIGHEST priced home currently is $2.800,000.00
The LOWEST priced home is currently $459,000.00
The Average days on the market is 83.
