minnesota: Minnesota Weekends - Everyone is Out of Town

In Minnesota we have about 5 nice days a year...okay maybe 3 months. When summer roles around it seems that almost everyone is out of town or has something going on every weekend. This is mostly a good thing.
People all deserve a break and these weekends are you for doing things people love to do like: fishing, camping, visiting friends, cookouts, playing softball, and so on.

minnesota: Home Under $100,000 in Sherburne County, Minnesota

Its amazing how many great homes you can now find in Sherburne County under $100,000.
Sherburne County includes the cities of Big Lake, Zimmerman, Elk River, Nowthen, Princeton, Becker and surrounding areas.
Right now in Zimmerman and Big Lake you will find a number of homes built around 2000 that are below or approaching the $100,000 mark.
Many townhomes in these cities are clean and move in ready in this price range as well. Payments on these homes are LESS THAN RENT in most case.
Its clearly a time to stop renting and get into a house!

Lets look at the positive of the down market...THE PRICES ARE WAY LOWER SO NOW MORE BUYERS CAN GET INTO A HOME AT A GREAT PRICE.
If you are looking to purchase your first home or a rental property now is a great time. For buyers in Isanti County in Minnesota (cities such as Cambridge, Braham and Isanti), there are a lot of good homes for under $100,000. I know this is not the most likely thing to happen, but I think to cut their losses the National Banks should start selling their homes Contract for Deed.
They would have to open a new department to process the contracts, but after that it should be like any other loan as far as processing the payments.
By doing this they would be able to sell homes faster and for more money. Many of the people getting foreclosed on are not bad people. Perhaps the qualification would be that someone out of foreclosure and bankruptcy would show steady income for 1 … (3 comments)

Earlier in the week I wrote about Staying on a roll ... so I thought I should actually write about getting on a role. Since it seems that most people are not on a roll in their sales but would obviously like to get there.
There are really an unlimited variety of ways to get on a roll. Here are some I suggest...
1) Define some goals for yourself. What would be a ROLL for you? How many sales? Write these out.

I have done a great job keeping my pale skin out of extended sun all year. One reason is because there has not been that much sun in Minnesota so far. Today it was a beautiful day! Not right now. I think a tornado is happening outside....crazy winds, rain, thunder, lighting, and now some calm... so this may be my last blog ever if I don't take cover soon.

minnesota: Its June 11 and I Turned the Furnace ON...

I am not a big follower of the weather. I get up and do my thing. If it rains (like today) I keep plugging away because it does not bother me or depress me in anyway. I came home late in the afternoon and my house was pretty cool. So I turned on the furnance. Who would have thought that I would be doing that in June?

Minnesota weather is just amazing! Funny thing. This morning my heater set to kick in around 60 degrees kicked in. I thought, "Isn't it May 29th. Thats almost June. Heater? Whats going on here?"
I stay inside most of the day so it does not bother me. I just think its funny. I do notice that I receive less 1-800 number calls when it is raining like today. Maybe it will warm up in June.

minnesota: Cambridge Lutheran Church Team #1 is Now 2-0 on the Season

I always look forward to Tuesday nights in the summer playing in the Church softball league. Tonight we played Lewis Lake Team #1 out of Mora, Mn. Last year this team was 12-1 in the regular season. Tonight it appeared they have a few different players from last year where they beat us 16-6. Tonight we exploded for our biggest game that we have had since joining the league last year...we won 30-12. Including a 14 run 3rd inning. We only scored 14 runs in more then 3 games all of last year.

I think its great that 6 members of our RE/MAX office in Elk River, MN are doing a book/bible study together. We have a book we are going through and then sharing scriptures and prayer requests. I am curious to know if other agents have a group together like this in your office?

minnesota: My Real Estate Stress Release

My real estate stress release is playing softball. I am so excited that the season has finally start. I play in a church league (29 total teams). Our team - Cambridge Lutheran Church (Cambridge, MN)- finished 7-6 last year and because of the size of the league we got placed in the top half of the league. Technically making us the worst team in the top half of the league and we don't get to play any of the teams lower then us this year.

Here is what is happening in the Elk River. MN real estate market:
Currently there are 346 active listings, 34 pending sales and 27 closed sales in the last 30 days. Simple math says about 1 in 11 homes are now selling. Homes under $200K are fairing slightly better. There are currently 112 listings active, with 14 pending and 17 closed sales in the last month. Townhouse sales are still struggling with 70 active listings, 5 pending sales and 3 closed in the last 30 days.

I am reading through some blogs this morning while on hold with the IRS. You can read a lot of blogs when placing a call to the IRS because you can count on being on hold 15 minutes minimum. I did talk to them...but again got put back on hold. The person I talked to was really crabby too.

Yesterday I started as the #26 ranked blogger on ActiveRain in Minnesota. If you follow college sports like I do then you know that the top 25 rankings is the place to be! So today I wanted to celebrate getting into the top 25 ranking in Minnesota with a post!!!
I have only been on here since the beginning of March, so I shot up the charts rather fast. I am a "goal getter" so when I started to see the top 25 I made sure to do the things I needed to do to get there.

Its been three years but I am going to lace up the basketball shoes tomorrow and she how many times I can make it up and down the court before passing out. The annual Browerville Alumni Basketball Tournament takes place tomorrow in America's dairy land.
I understand there are 4 teams this year. Not many other "old guys" wanted to play. Yes, the organizer pointed out I am old. I am only 31 and don't feel old. In fact I have been working out and feel that I am in the best shape I have been in since college. I will show them!

MY THOUGHTS: There are a couple other verses that were speaking to me today, but I thought I would share this one. Remember how as Realtors we use to advertise about HOW GREAT WE ARE...maybe some still do. Maybe some of that is warranted. I mentioned earlier this week what I was doing with the family on easter: Moving On Easter
We spent all day moving. It was fun and a good workout! We almost suffered injuries when we dropped the couch on my brother. (He should not have been under the couch). The Oak Entertainment Center was the heaviest and hardest to move.

minnesota: My kids wanted to shovel the driveway...

Another winter wonderland in Cambridge, MN. My kids are 4 and 6 so I was not expecting much when they offered to shovel the driveway. Here is what I got:
They managed to move around some snow but that was about it. It did help because when I shoveled the driveway, having some snow moved around it seemed to shovel easier. Hopefully this is the last time I have to shovel this year.
The snow managed to slow down my day a bit. One afternoon appt. got cancelled. I did get out and show some homes this morning; followed up by writing an offer … (12 comments)
