port angeles: Are Port Angeles Homes Getting Smaller? - 12/21/09 08:06 AM
Are houses getting smaller in Port Angeles? There have been many articles written about how retirees are building smaller, more energy efficient homes. Of course, "energy efficient" and "green" does not necessarily mean smaller, but less square footage does facilitate the two. There has also been an inducement to build smaller homes because of the increasing cost of land development and home construction. With higher price tags, mortgage payments have grown dramatically, and the mortgage debacle and record foreclosures are more than a shot across the bow for retirees.
The real estate market in Port Angeles continues to set its own … (0 comments)

port angeles: Why building a new home beats buying an existing home . . . - 12/23/08 08:11 AM
Building your Sequim or Port Angeles retirement home soon? There are a small number of luxury homes for sale in the area, but the sellers have been frustrated, because they've been unable to sell their homes in the upper price ranges, $500,000 to $900,000. If you are planning your retirement in Sequim or Port Angeles, you may be grappling a little with the choice of buying an existing home or having your next home built by a custom home builder.
What is the biggest single reason people ultimately decide to have their retirement home built? Perhaps some visual aides will make … (0 comments)

port angeles: Why homes over $500,000 are almost impossible to sell . . . - 12/23/08 07:42 AM
Sequim and Port Angeles homes for sale in the upper price ranges, say above $500,000, are almost impossible to sell right now. Why? There are two major reasons.
Reason No. 1. In Sequim, and even more so in Port Angeles, the percentage of buyers represented in this price range above $500,000 is only about 2% of all buyers in the current market, depending on what week or month you analyze. Generally, over 80% of homes sold here are in the $200,000 to $300,000 price range. Here are the sales for Sequim and Port Angeles in December, 2008 (as of yesterday 12/22/08):

port angeles: Your Asking Price Determines If and When You Sell...Period. - 08/21/08 04:31 PM
Price reductions annd price adjustments on a listed property can catch the attention of other Realtors and buyers, and result in a sale, but it will have to be a signficant price reduction in this market.  Here is an excellent article on pricing written by my colleague wand republished with his permission.  Chuck Marunde

Not all sellers understand that their asking price is the ultimate determination of whether they will sell their property or not. Not only does the asking price affect if you'll sell, but when and for how much. The longer it takes you to get to the correct fair market … (1 comments)

port angeles: How to Search the Sequim MLS and Port Angeles MLS - 06/01/08 11:53 AM
You can search over 1,500 Sequim MLS listings and Port Angeles MLS Listings from my website at: Search MLS Listings.
There's a short audio on how to use the MLS search to find what you are looking for. If you are unable to find exactly what you are looking for, do not assume it doesn't exist, as the audio explains. The local MLS input data sheet has many check boxes, and not all agents complete all the "include" or "exclude" sections. It's easier for agents to use the "comments" or "remarks" section to describe something unique or special about the property.
Sometimes people … (0 comments)

port angeles: Why have a security gate on your driveway? - 05/03/08 07:55 AM
Sequim security gates, Port Angeles security gates for private roads and driveways--why have one? There are four (4) major reasons, but most people would probably not guess the first one. A security gate serves more than one purpose, and the most common benefit and the most important benefit are not necessarily the same. Here are the reasons for a security gate in order of how often the gate returns a benefit.1. A security gate stops garbage dumpers before they can dump wash machines, tires, and other garbage on your property, or on the drive to your home. People of low standards dump … (0 comments)

port angeles: Port Angeles on the Beautiful Olympic Peninsula - 08/16/07 04:34 AM
Port Angeles is one of the best kept secrets, and I want it to stay that way, so please don't tell anyone about this article.  I'll reveal the secret reasons we love to live here.  Consider that:
The beautiful Strait of Juan de Fuca is on our front porch, stretching into International waters.  What a view. There is so much water view property here in both Port Angeles and Sequim that it is almost too good to be true.As a back drop we have the Olympic National Park with old growth timber and Hurricane Ridge for skiing in the winter, hiking in the … (1 comments)
