Grateful for a Short Sale Approval in this Season of Gratitude

Today I needed to get a revised approval on an Orange County short sale so that we could close on Monday before the buyer's money gets sent back to his lender.  There had been bureaucratic issues getting what we needed.  However,it turns out that the day after Thanksgiving is a great day to get hold of negotiators.  The banks are open, and most of the rest of the real estate world is closed.

So, here I am with my approval all bright and shiny for Monday morning … (2 comments)

orange county short sale: Does "As Is" Mean I Can't Have an Inspection when I Buy a House? - 02/13/09 05:12 PM
If it says the home is sold "as is", does the buyer have to buy it without knowing what's really wrong with the home?

The terms "as is" is found in many listings these days, especially on REO/bank owned homes and short sales.
Many in the real estate industry may think this is pretty standard language, but I have had more than one client ask me if this means that they can't have an inspection done on the house.
Their concern is that after viewing the home one or maybe two times without professional assistance they have to … (4 comments)

orange county short sale: Buyers 101 for Today's Real Estate Market - 01/31/09 01:55 PM
Short sale, REO, bank owned, foreclosure, pre-foreclosure.  There are so many terms that have become common in today's real estate market, and many buyers don't understand what they mean or how they might effect them when buying a home.

In many areas of Orange County, California, distress sales(REOs, bank … (3 comments)

orange county short sale: If I Sell My Home as a Short Sale, Will I Ever be Able to Buy a Home Again? - 01/31/09 12:45 PM
Short Sale is a word that has become very common in real estate in the last year or two.  For more information on short sales in general see Do You Need a Short Sale  or What is a Short Sale.
One of the questions I have been asked by my sellers is we really need to sell our home, but it's going to be a short sale, and we're concerned that we won't be able to buy another home later?  What can you tell us about buying later?

How long it takes to buy another home will depend upon several … (17 comments)

orange county short sale: Do You Need a Short Sale for Your Orange County House? Do You Owe More than Your Home is Worth? - 01/10/09 03:00 PM
Today, many people are having financial troubles and would like to sell their home, but they owe more than it's worth.
If you are facing this situation, you probably want to know what your options are.
