home inspection in carlsbad new mexico: Just hanging around the home. Not good. Home inspection electrical. - 04/21/14 10:41 PM
Just hanging around the home. Not good. Home inspection electrical.
It is amazing what we find when inspecting homes.
In many cases the home owner was not the best person to be handling the "Electrical work" within the home.
My guess is that the owners wanted to save money and "Not pay" for an electrician to do the electrical work in the correct way.
Just hanging around.
The first plug box I found just hanging around was at the furnace plug assembly.
Take a look at the way the plug was in the furnace closet.

Then when I got … (53 comments)

home inspection in carlsbad new mexico: Hanging out on the back patio. But not for long. - 04/16/14 09:37 PM
Hanging out on the back patio. But not for long.
When home owners have the brilliant idea to do something.
They need to make sure it is done the "correct way". This looks like they had been wanting to do this for a long time.
But the home has to be built right to start with.
The Rafter tails. And the tie plate.
On this home there was no rafter tail tie plate. That is the board that ties the rafter tails or overhang of the rafters together to keep them in proper alignment.
This tie plate also helps keep the … (30 comments)

home inspection in carlsbad new mexico: Water will flow uphill. Common sense missing. - 03/05/14 09:01 PM
Water will flow uphill. Common sense missing.
As inspectors inspect homes. We find issues that are not quite right. In many cases we are dumbfounded by what we find to the point we want to stare at the issue in disbelief.
This was the case at a home inspection last month in Roswell New Mexico.
When it comes down to electrical and plumbing issues. No buyer or even seller wants you to find anything of significant size. I was being shadowed by the buyer during the home inspection. That was O.K. by me. I could tell them more about my services and … (30 comments)

home inspection in carlsbad new mexico: What is wrong with my steps. The buyer wants them fixed. - 03/03/14 07:12 PM
What is wrong with my steps. The buyer wants them fixed.
At Desert Sun Home inspections in Carlsbad, New Mexico
I try and be very fair when it comes to inspecting a home for a buyer. I know that there are certain minor things the buyer is going to take care of.
Then there are these things that need to be in the report that will actually save a life or help you as a seller in not getting sued by a family member or friend.
Case in point:
The front steps are not the same height.
The rear steps are not the … (65 comments)

home inspection in carlsbad new mexico: When sellers move out. Take everything please. - 01/28/14 08:33 AM
When sellers move out. Take everything please.
When inspecting homes, I run into sellers that claim to have moved out. I always ask if the home is occupied. When I am told not the sellers have moved out.
So I am thinking when I get in the home there would be nothing there.
I couldn't be more wrong.
Here is a look at the toy left behind in the garage.

The light was left on as a night light.
This Hot rod was in the way of getting the drop down ladder open all the way. I reset the ladder … (28 comments)

home inspection in carlsbad new mexico: Special request. Up up and away. Home inspection with a view. - 10/31/13 08:19 PM
Special request. Up up and away. Home inspection with a view.
When ever I get a call from a Realtor about a home to inspect.
I usually ask if the client has any concerns about the home they are wanting to get inspected.
As stated in many posts I have done,
Desert Sun Home inspections from Carlsbad, New Mexico is the go to company for getting the best information to the buyer about their concerns.
In this call, I was asked to look at the Tree house and the condition of the tree house.
"Tree house, really"? This is what I asked … (28 comments)

home inspection in carlsbad new mexico: When will they learn? Furnace install. - 10/24/12 11:38 AM
When will they learn? Furnace install.
I know we have all seen this before. But we should not have seen it at all.
There are so many short cuts made by the mechanical installers it's kinda getting old hat.
In this inspection last night I found the flex line running through the furnace body to the unitrol.
This is not to code and this is a safety hazard as well.

Then to add insult to a already bad install.

There is no drip leg and the gas cutoff is located too close to the wall to operate freely.
All … (26 comments)

home inspection in carlsbad new mexico: When is a leak really a leak? And the answer is... - 10/02/12 11:23 PM
When is a leak really a leak? And the answer is...
When ever there is water where it's not supposed to be.
Pretty simple I would think.
If this leak was not a big deal then why is the towel there to catch all the water from the leak. The sellers agent called my agent then the agent said it was no big deal. Really.
Then why was the leak not taken care of after it was found in the first place?
Funny how thw agents want to play and inspector and  down play the inspectors findings.

The line closest … (20 comments)
