The August weather in the Olympia area has been downright HOT the last few days - and the pending home sales are heating up as well. Just looking at the daily "hot sheets" of market changes on our NWMLS has had that fact on the periphery of my mind, since I'm seeing homes that I've recently shown go pending more and more frequently lately. Since I have an investor client who is in the process of rehabbing a home in the Tanglewilde neighborhood in Lacey WA, I have been keeping tabs on the real estate market in the neighborhood. Tanglewilde is a large neighborhood, so there is a fair amount of real estate activity at any given time.
When I did a search of our MLS info for the Tanglewilde neighborhood, here is what I found (as of 6/22/12): Active listings for sale - 4 at sizes ranging from 984 square feet listed at $129,900 to a 1749 square foot home listed … (0 comments)
What would be your guess as to how many of the home sales in the last 30 days in the Olympia WA area were bank owned properties? How about how many were short sales? You might find the actual count surprising. Looking at the sold homes within the last 30 days on our NWMLS, and excluding manufactured homes and condos, I found a total of 195 sales reported as closed. Of these, 35 of the total were bank owned homes that had been foreclosed on and were now being resold. Another 19 were short sales, where the seller's lender … (0 comments)

Since many of the active buyers in the Olympia WA area are searching for homes in the price category up to $200,000, I am always interested in keeping tabs on inventory in that price bracket. And right now, we continue to have a pretty low inventory of homes to choose from. Searching NWMLS yesterday for available homes in the Olympia/Lacey/Tumwater area, and including criteria of list price of $200,000 or less, and excluding manufactured homes and condos, I find 226 homes listed.
