forest land investments: Now that you are a Forest Landowner; Whats the First Step? - 03/15/17 11:55 PM
Acquired Some Forest Land? What Should You Do Next?

Often times I get calls from people who have recently acquired a parcel of Forestland and recognizing that they have a prized asset, seek to find some expert advice on how to maximize this asset.

The first critical step is to have an appraisal completed.
The best time to have an appraisal is before purchasing a property, but if this has not been done then the second best time is NOW.
Folks who have an appraisal completed before the purchase often do it at the insistence of their … (7 comments)

forest land investments: Forest Land Owners Tax Break, Dont Miss Out on This Opportunity! - 03/08/17 11:47 PM
Forest Land Owners Tax Break, Dont Miss Out on This Opportunity!
Taxes are killing me, how can I reduce my property taxes on my forestland?
This is a common question among Wisconsin Forest Landowners with increased assessments following the historic increases in Forestland Values in the first decade of this century.
There are a few options out there for you and the best opportunity is likely to be the Managed Forest Law program.
Wisconsin’s Managed Forest Law (MFL) is a landowner incentive program that encourages sustainable forestry on private woodlands in Wisconsin.
Together with landowner objectives, the law incorporates timber … (7 comments)

forest land investments: A Visit to Upper Michigan’s Bond Falls. - 01/29/17 04:43 PM
A Visit to Upper Michigan’s Bond Falls.
The waters that empty into Lake Superior are abundant with water falls and a constant source of wonder for the many tourists that roam the forests of Wisconsin, Michigan and Minnesota.
Though we work extensively through this area, we seldom have time to stop and smell the flowers, or take pictures of the falls.
Well this past year one of our Foresters, Nick Crane was meeting with a client in the UP to pick up some maps for a project along the East Coast and had a little time to be a tourist.
So Today I am going … (23 comments)

Burnett County Wisconsin; January 2017 Forest, Wildlife and Land; Market Report
Burnett County is just up the road from where I grew up and is famous for its Wildlife and Recreational opportunities.
The Forests, Rivers, Lakes and Wildlife of this county make it a hot-spot for people from the Twin Cities (Minneapolis and St Paul) with a short drive from the big city to a rural forest paradise.
Some of my early experiences here included trips to see the wildlife at the word famous Crex Meadows Wildlife area and taking annual canoe trips down the Namekagon and St Croix rivers.

forest land investments: Waushara County Wis Forest Land Report December 2016 - 12/18/16 10:06 PM

Quality Oaks, Pines, and Wildlife, Waushara County Wisconsin
175 Thousand Acres of Forested Wildlife habitat can be found in this beautiful Central Wisconsin County.
Though the Oaks here are not spectacular, the pines are exceptional.
One delightful remnant of a foresters advice from the mid part of the last century stands out with spectacular results.
That bit of advice that he gave to all who planted pines here was to mix a little bit of White Pine in with all of the Red Pines that were being planted.
The result of planting this row of White Pine to every three rows of Red Pines … (2 comments)

forest land investments: Another Forest Leaving Forestry Behind, maybe not... - 05/05/16 04:49 PM
Another Forest Leaving Forestry Behind, maybe not.
I often talk to  people who are thinking that they are saving trees by not using them, and I keep repeating that this is a FALLACY promoted by well meaning pseudo environmentalists who know very little of nature, carbon cycles or economics.
We do need to make use of our renewable resources or we will not be able to afford to own them.  After all the owners of this land do have mortgages, taxes, insurance and all the other expenses involved in owning property.
When we don’t use our forests and allow them to pay … (9 comments)

forest land investments: Smart Forest Land Buyers get a Timber & Wildlife Evaluation - 05/04/16 12:25 PM

Timber & Wildlife Evaluation making a difference in finding BuyersHaving a good Timber appraisal and Wildlife Habitat inventory can make the difference in finding the right buyer for forestland properties.
A good Forest inventory and apppraisal will allow your seller to properly price and market the property both to investors and hunters who are looking to maximize their investment.  Wildlife habitat should also be incorporated into this appraisal as hunting and recreation is the number one reason for most forestland purchases in Wisconsin.
