Inventory is low and buyers are out in full force competing in DC's hot seller's market. Many buyers are trying to go it alone without the help of a real estate professional. They are relying on data from the internet and anaecdotes they've heard from friends. What they really need is a real estate professional who knows how to negotiate.
What Buyers Need
In addition to needing help preparing their offers, buyers need help negotiating. And they should be looking to experienced agents to help them WIN their next home. Agents who are workig full time to understand that market, the trends, and the competition.

For goodness sake, don't buy a car now!
Once a buyer has ratified a contract to purchase a home, the last thing the mortgage lender or real estate agents want to hear is that the buyer bought a new car. There are so many ways that the purchase of a new car, or any other large purchase could negatively impact the home loan. So, you should probably not purchase a new car between the date of ratification and settlement. If you do you'll probably hear from a processor or underwriter screaming
